Fund Accountant

The Role

Today, corporate bookkeeping and entity-level financials are handled between the partners, the property management platform, and the outside accountants. They need someone who will own the numbers end to end: keeping the parent company current, keeping each property entity clean throughout the year, and running the year-end and K-1 process so it stops being a fire drill.

This is a build role. You will inherit a backlog, a set of processes that live partly in people's heads, and the mandate to fix both.


Corporate Accounting

• Maintain the parent company books in QuickBooks on a current, closed-monthly basis - not a quarterly catch-up
• Code and reconcile all bank and credit card activity across corporate accounts, weekly
• Manage accounts payable, vendor setup and payment, and expense reimbursement
• Track intercompany activity between the management company and property entities, including reimbursables, allocated payroll, and fees
• Produce a monthly close package for the partners: P&L, balance sheet, cash position, and variance commentary

Property Entity (PropCo) Accounting

• Review property-level financials on a monthly or quarterly cadence so errors are caught in-year rather than at year end
• Reconcile property operating accounts, reserve accounts, and lender-controlled accounts
• Maintain fixed asset registers and depreciation schedules for each entity, including correct implementation of cost segregation studies and bonus depreciation elections
• Track capital expenditures against budget and ensure proper capitalization versus expense treatment
• Coordinate with property management on CAM reconciliations, tenant billings, and operating expense recoveries
• Maintain debt schedules, interest accruals, and loan covenant compliance calculations

Tax and K-1 Production

• Own the year-end close calendar across all investment entities and drive it to completion
• Prepare and deliver clean trial balances, supporting schedules, and reconciliations to our outside CPA firm
• Maintain the investor and partner records required for K-1 production: capital accounts, ownership percentages, admission and transfer dates, contribution and distribution history
• Track K-1 status entity-by-entity and investor-by-investor; chase the accountants so the partners don't have to
• Review draft K-1s for accuracy before they go to investors
• Support state filing requirements and any franchise tax obligations

Investor Reporting

• Prepare the financial sections of quarterly investor reports, including property performance, distributions, and capital account activity
• Calculate and process investor distributions per the terms of each operating agreement, including preferred return accruals and waterfall tiers
• Maintain the investor contact and entity records that feed reporting and tax delivery
• Respond to investor questions on statements, distributions, and tax documents

Systems and Process

• Bring structure to how we document, file, and retain accounting records across entities
• Support ongoing improvements to our accounting and property management technology stack
• Build the checklists, calendars, and close procedures that let this function scale as we add deals

What We're Looking For

Required

• 4+ years of accounting experience, with at least 2 years in commercial real estate, real estate private equity, or a CPA firm serving real estate clients
• Working knowledge of partnership accounting: capital accounts, contributions and distributions, preferred returns, and promote structures
• Proficiency in QuickBooks and advanced Excel
• Direct experience with property-level financial statements and the year-end close process for multiple entities
• Demonstrated ability to work independently, set your own calendar, and close a period without being asked

Preferred

• Experience supporting K-1 production across a portfolio of investment entities
• Familiarity with AppFolio, Yardi, or MRI
• Understanding of cost segregation studies and how they flow through to depreciation schedules and investor tax reporting
• Exposure to industrial and retail asset classes, including NNN lease structures and CAM reconciliation
• CPA or CPA candidate
