Director of Preconstruction and Estimating

Position Overview
Lead and grow the preconstruction and estimating function to deliver accurate, competitive bids and buildable project solutions. The Director of Preconstruction and Estimating will set strategy for cost estimating, value engineering, and constructability reviews, manage and mentor the estimating team, partner closely with business development and project leadership, and ensure estimates and proposals support the companys financial and growth objectives.

Key Responsibilities

• Lead, coach, and manage a high-performing preconstruction and estimating team, establishing clear goals, development plans, and performance metrics.
• Oversee preparation of conceptual, schematic, and detailed estimates for commercial and/or infrastructure projects across multiple delivery methods (DBB, CMAR, Design-Build).
• Develop and implement bid strategies, pricing methodologies, and margin targets in coordination with business development and executive leadership.
• Drive constructability reviews, value engineering sessions, and risk assessments to optimize cost, schedule, and buildability prior to contract award.
• Manage relationships with subcontractors, vendors, and specialty contractors; solicit, evaluate, and negotiate subcontractor bids to secure competitive pricing and reliable partners.
• Collaborate with Business Development and Project Management teams to qualify opportunities, prepare proposals, and participate in client presentations and interviews.
• Maintain and improve estimating tools, templates, databases, and cost libraries; promote adoption of estimating technology (e.g., takeoff and estimating software).
• Ensure accuracy and QA/QC of estimates, assumptions, contingency allocations, and documentation for internal review and audits.
• Provide forecasting, market intelligence, and lessons-learned to inform pricing strategy, resource planning, and business growth initiatives.
• Represent the company in pre-bid meetings, client engagements, and industry forums as required.

Qualifications

• Bachelors degree in Construction Management, Civil/Structural Engineering, Architecture, or related field; advanced degree preferred.
• Minimum 10 years of relevant experience in preconstruction and estimating with at least 5 years in a leadership or supervisory role within commercial, industrial, or infrastructure construction.
• Demonstrated expertise in Preconstruction, Estimating, Construction, and Business Development activities with a track record of winning competitive work and protecting margins.
• Strong technical knowledge of construction methods, assemblies, scopes, and unit-cost estimating across multiple trades.
• Proficiency with estimating and takeoff tools (examples: Sage Estimating/Timberline, ProEst, PlanSwift, Bluebeam) and familiarity with project controls and ERP systems.
• Excellent financial acumen, including cost modeling, contingency analysis, and understanding of contract terms and risk allocation.
• Proven negotiation and subcontractor management skills, with the ability to build and maintain strategic relationships.
• Exceptional communication and presentation skills, comfortable engaging with clients, owners, and executive leadership.
• Leadership skills with demonstrated ability to recruit, mentor, and retain talent and to drive cross-functional collaboration.
• Willingness to travel to project sites and client meetings as needed; valid drivers license.
• Professional certifications such as CCP, CPE, CCM, or LEED accreditation are a plus.
