Maintenance Technician

Position Summary: Responsible for assistance in maintaining aspects of the physical plant. Conducting, under supervisor direction, preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs; maintains safe working environment and assists other department employees as needed. Based upon experience the starting pay will begin at $17-$19 an hour and hours of operation 9am-5pm 40 hours a week.

Essential Job Functions:

• Perform general maintenance duties, such as: fixing wall covers, floor covers and some furniture and fixtures; light plumbing work, minor electrical repair and appliance repairs.
• Receive service requests and response in a timely manner.
• Perform painting and refurbishing projects, as directed by supervisor.
• Perform routine preventive maintenance, as directed by supervisor.
• Perform minor building and equipment repairs.
• Complete all work in the order of priority set by supervisor.
• Assist, during winter, with snow removal efforts as necessary.
• Maintain cleanliness of fountains, pumping and filtration system, where appropriate.
• Perform maintenance on irrigation system (valves, timers and nozzles).
• Perform routine maintenance on all vehicles when assigned.
• Maintain all tools, equipment and supplies in proper condition.
• WHEN QUALIFIED, assist the Director of Plant Operations and/or perform work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems and emergency generators.
• Maintain exterior and interior of all buildings.
• Supports creating a culture where the business decisions made in this position, along with individual employee engagement, drive top-line revenue and occupancy.

Experience & Education: • High School diploma or equivalent in training, education and experience • Minimum one year experience in building maintenance

License/Certification or Other Special Requirements: • Must possess current and valid driver's license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed • Must possess personal driving record consistent with the requirements of the Driver Selection Policy • Doctor's statement verifying free from communicable disease, if applicable to your state • Willingness to be available for any/all emergencies regarding the community • Must have thorough understanding of all building systems and their interdependence

Qualifications: • The ability to speak, read and comprehend the English language • Good communication skills (oral and written) • Good inter-department communication and teamwork skills • Capable of administering employee incentive, retention and training programs • Familiarity with Microsoft Office Suite products

Physical Requirements: Tools, equipment, machines used on the job: • Personal computer • General equipment: printer, scanner, fax machine, copier, telephone, calculator, cell phone, assessment tools (i.e. medical equipment) • Rotohammer, table and band saw, welder (3 kinds), hoist, pullers, assorted hand tools, laminate trimmers/routers, pneumatic tools, drills, saws (chop, table, circular, worm drive, band and jig), HVAC test equipment, drill press, and grinder. Physical activities of the position: • Lifts and carries up to 100 lbs. frequently • Pushes and pulls up to 100 lbs. frequently • Climbs, reaches, bends and twists frequently • Stands and walks frequently Physical requirements of the job: • Medium work – exerts up to 50 lbs. of force frequently, and/or up to 30 lbs. amount of force frequently or constantly to move objects.
