Assistant Construction Project Manager

SUMMARYThe role of the Assistant Project Manager is to provide support and assistance to the VP of Construction as well as project managers. Additionally, this individual will be responsible for assembling estimates for commercial and/or multifamily projects. This individual shall perform job functions in collaboration with the construction team and our internal and external clients.ESSENTIAL DUTIES AND RESPONSIBILITIESCreate proposals for both simple and complex Request for Proposal offerings.Receive and evaluate quotes for applicable scopes and alignment with bid documents.Qualify vendor proposals to ascertain scope duplication and/or omissions/exclusions.Continually develop and maintain relationships with client and vendor base and assist in maintaining contact and relationship records of those clients and vendors.Scan and file all Subcontracts, Quotes, & Project Documents in an appropriate place within 24 hours of receiving.Maintain a record of historical costs for use in developing preliminary cost estimates for projects.Directly prepare detailed cost comparisons and analysis of Subcontractor proposals for current and future projects.Directly prepare detailed quantity take-offs and assign market relevant cost factors to fully articulate preliminary/final construction cost estimates.Collaborate with the construction team to fulfill project goals by negotiating/awarding projects to vendors (demonstrating proficient creativity, conflict resolution, and negotiating abilities).Draft/Negotiate written Scopes of Work for Subcontractors and Material Suppliers to establish clear expectations.Verify that Subcontracts and P.O.’s are written and entered for every project in progress.Assist in standardizing Policies, Procedures, and help ensure Department Consistency.Miscellaneous items requested by Project Managers such as printing plans, mailing samples/plans, delivering documents, picking up documents/office materials, and other general office upkeep.Work at a high level and operate under a deadline driven environment.Perform all other duties assigned and those that may be necessary to achieve company and departmental goals.JOB REQUIREMENTSHave the necessary experience and knowledge to estimate all types of projects.Knowledge of building codes that are applicable to scope of work.Strong technical expertise in all aspects of building construction, including all general trades, plumbing trades, mechanical trades and electrical trades, with an emphasis on energy efficiency and lean construction techniques.Exceptional knowledge of building products, construction details and relevant rules, regulations and quality standards.Ability to read & interpret blueprints and specifications.Proficient use of computer and estimating software.Conceptual estimating: Able to establish budgets for projects from early schematics.Strong analytical skills with a high level of attention to detail and cost analysis.Must communicate well (written, verbal, and electronically) with clients, all levels of company staff, subcontracted vendors, and design professionals.Excellent time management, organizational, and follow – through skills.Flexibility, winning spirit/attitude, tolerance for change.True desire to complete a project with conscious care, commitment and concentration.Stress Management.Active member of the community.Ability to work well with diverse groups or individuals.Regular and consistent attendance.EDUCATION and/or EXPERIENCEEstimating experience with multi-family and/or commercial projects.Bachelor’s degree.COMPANY VALUESDo the Right Thing.
