Position Summary We are seeking a Project Take-off Specialist to own the front end of our preconstruction process. This individual is responsible for turning a set of drawings and specifications into a complete, organized, price ready package. These are full quality take-offs by division, defined scopes of work, and bid packages set up so that pricing can be applied directly.The successful candidate will have a minimum of five years of hands-on quantity take-off experience on commercial and residential construction projects in the $5 million to $25 million range, wit the ability to work independently from bid solicitation through the hand-off of the completed take-off package.

Key Responsibilities

• Document Review. Review drawings, specifications, addenda, geotechnical reports, and bid documents to understand the full project scope and identify missing information, conflicts, and items requiring clarification.
• Quantity Take-off. Perform detailed and organized quantity take-offs across all CSI divisions (sitework, concrete, masonry, structural, roofing, interiors, and MEP rough quantities) using Bluebeam Revu or comparable digital take-off tools.
• Priced-ready organization. Structure Take-offs in CEM's standard format so that unit costs, labor rates, and subcontractor pricing can be applied directly, with quantities broke out by phase, area, or bid alternate as required.
• Scope and Bid Package Preparation. Write clear scopes of work by trade and assemble id packages for subcontractor and supplier solicitation that include applicable drawings, spec sections, and schedule information.
• Subcontractor and Supplier Solicitation. Build and maintain bidder lists, distribute bid invitations, track sub and supplier coverage, and follow up to ensure adequate coverage by trade.
• RFI's and Addenda. Draft RFI's and pre-bid questions, log addenda, and update take-offs and bid packages to reflect all addenda and clarifications issued during the bid period.
• Pre-bid Meetings and Site Visits. Attend pre-bid meetings and site walks; document existing conditions, access, staging, and logistics that affect scope.
• Bid preparation. Assemble bid forms, qualifications, and required submittal documents in accordance with bid instructions and deadlines.
• Change Order and Alternate Take-offs. Perform take-offs for change order requests, alternates, and value engineering options on active projects at the direction of project management.
• Records and Standards. Maintain organized take-off files, quantity summaries, and a library of assemblies and standard details to improve speed and consistency over time.

Required Qualifications

• Minimum 5 years of quantity take-off experience on commercial and residential construction projects
• Ability to read and interpret architectural, structural, civil, and MEP drawings and specification including detials, schedules, and sections.
• Proficiency with Bluebeam, Microsoft, or similar software.
• Working knowledge of CSI MasterFormat
• Solid understanding of construction means, methods, and sequencing so as to identify scope gaps and constructability issues.
• Strong attention to detail with the discipline to check and document work.
• Organized and deadline-driven.
• Clear written communication skills.
• Valid drivers license and the ability to travel to pre-bid meetings and project sites throughout Maine.

Preferred Qualifications

• Associate's or bachelors degree in Construction Management, Civil Engineering Technology, Architecture, related field, or equivalent field experience.
• Experience supporting Construction Management at-Risk or GMP delivery through all stages.
• Familiarity with public bidding in Maine including Bureau of General Services, school districts, municipal, and University of Maine System projects.
• Field experience as a project engineer, foreman, or in the trades.
• Familiarity with construction management platforms such as Procore or Autodesk Forma.
• Existing subcontractor and supplier relationships in Maine and northern New England.
