Position: Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities Minimum of 1 year experience with affordable housing programs, including but not limited to: LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds) Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required. Financial Management: posting payments and income; processing and reconciling account receivables; managing bad debt and evictions; helping meet budgeted revenues; posting charges; end-of-month closing; maintaining records; walking units and posting move-out charges and deposits. Personnel Management: on-site attendance; recruiting, training, coaching, developing staff; ensure compliance with policies; leasing management; resident relations; retention programs; show/lease/move-in. Administrative Management: customer service, maintenance coordination, inspections, operations, vendor management. Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly required to remain in a stationary position, communicate with others, and perform repetitive motions. Move about to accomplish tasks; climb stairs, ladders, and work in various environments; lift and carry up to 25 lbs; operate equipment; work overtime as needed.
