Collaborate with the staff required to produce a complete bid, budget, negotiate contracts, contract all sub-contractors required, schedule and manage the project.ESSENTIAL FUNCTIONSWork with acquisitions, engineers, and architect on project plansPrepare budget and cost estimates from preliminary to finalSend project to bid, select contractors, negotiate bid price, send out contracts and generate final budgetExplain contract, specification, and technical information in a clear concise mannerDevelop a construction schedule, with project deliverables, and milestonesManage the project and staff from conception to completionKeep within budget constraints using professional negotiation techniques to ensure budget adherenceEnsure all work is carried out to specific standards, building codes, guidelines, and regulationsOversee and supervisor construction project progress and provide reports on timeline, progress, and adjustmentsDevelop processes to improve performance and growth.Obtain building permits, licenses, and meet code regulationsManage material inventory and equipmentProvide regular data reporting and analytics to leadership team as requestedAble to build solid relationships with team members, vendors, and customersOther duties as assignedEDUCATION AND EXPERIENCEREQUIRED:Construction Management, Building Science, Engineering Degree requiredMust have valid driver’s license with reliable transportation to and from the job site to conduct regular site checks of work progress and ensure proper safety standards are being metOSHA 10 certification or the ability to obtain one in 90 daysAdvanced in Microsoft Office applications and project management software3-5 years+ proven work experience in construction as a project manager with technical knowledge, project management; administrative and construction processes5+ years’ experience in residential or commercial construction fieldOverall working knowledge of construction processes to identify issues as well as be able to develop resolution of the issues.Working knowledge of the construction contracts, permitting and project schedulingAbility to manage time effectively to manage multiple projects concurrentlyOutstanding communication and negotiation skillsProject cost tracking, estimating, bidding and budget experienceStrong leadership and management skills with ability to oversee multiple projectsPREFERRED:Versed in a many different building types including multi-family residentialPMP or equivalent certification a plusPHYSICAL REQUIREMENTS:Ability to lift and carry up to 40 lbs.Ability to sit at a computer desk for long periods of timeClear speaking and adequate hearing sufficient to communicate effectively and respond appropriately in-person and/or on the telephoneSPECIAL REQUIREMENTS:This position requires the ability to work 40 – 45 hours per week during normal business hours of Monday – Friday, with occasional hours outside out of that range as business necessitates. Site visits and occasional travel required with this position Incumbent must have good organizational skills, be self-motivated, possess good time management skills and can communicate with people on all levels.WORK ENVIRONMENT:Most of this position is in a professional corporate office setting dealing with our Pre-Development Department, Architect, Executive Management, Ownership, and customers.
