Job Title Area Property Manager, Multifamily Summary The Area Property Manager oversees an assigned portfolio or a multi-faceted property in a designated geographic area. This position works closely with the ownership group to provide consistency in operations throughout their portfolio and serves as a single point of contact for the client. The Area Property Manager provides direct property oversight and assists and directs Property Managers in the portfolio. ESSENTIAL JOB DUTIES Operations – ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager; overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Customer service – providing superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. People development – developing, mentoring, leading, and managing a high‑performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover. Marketing – driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs. Leading by example – instilling, maintaining, and modeling the mission to be the best national management company. Supervising day‑to‑day operations of the entire on‑site team, ensuring all policies and procedures are followed. Maintaining effective on‑site staff through interviewing, hiring, and terminating as necessary. Maintaining a positive living environment for residents through prompt conflict resolution and consistent follow‑up. Managing and maintaining all aspects of the overall community budget and finances. Working with leasing staff to ensure leasing/marketing goals are met. Maintaining positive relations with all community vendors. Coordinating special projects as requested by the supervisor. Performing any other related duties as required or assigned. COMPETENCIES Ability to travel to multiple property sites on a regular basis and to off‑site locations for meetings. Detail‑oriented and able to focus with frequent interruptions. Experience in a supervisory role and managing staff. Experience in writing and maintaining budgets. Maintains confidence and protects operations of business by keeping information confidential. Proficiency in Yardi property management software or a similar system. Overseeing the entire staff within the assigned portfolio. IMPORTANT EDUCATION High School Diploma, GED, Trade, Technical, or Vocational school required. Bachelor’s Degree preferred. Real Estate License required, per state law. IMPORTANT EXPERIENCE 5+ years of Property Management experience. 5+ years of Management experience. WORK ENVIRONMENT This job operates in a professional office environment. The role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Travel outside between properties in varying weather conditions is regularly required. PHYSICAL DEMANDS The employee may need to stand and walk for extended periods, ascend and descend staircases, ladders, and step stools, and travel between buildings in varying outdoor weather conditions. The employee must be able to remain in a stationary position for approximately 85% of the time, operate office machinery, and travel up to 25% of the time. The employee may occasionally lift, carry, push, pull, or move objects weighing up to 25 pounds, and frequently or constantly lift 25 pounds or perform similar tasks with 10 pounds of force. COMPENSATION Base salary range: $93,500.00 – $110,000.00, subject to factors such as geographic area, experience, and eligibility.
