The compensation for this role ranges from $120,000 - $130,000. Exact compensation will vary based on factors including but not limited to, experience, skills and geographic location. In addition to annual salary, this position is eligible for participation in a highly competitive bonus program.

Job Summary
The Senior Real Estate Manager is responsible for supporting the active management and growth of a 170+ location portfolio spanning the United States and Canada. This role serves as the senior operational support to the Vice President, Retail Development — preparing deal reviews, analysis, and Real Estate Committee materials that underpin the VP’s negotiations and helping to drive portfolio efficiency across all sites.
This individual owns the preparation behind every deal: maintaining the pipeline, supporting deal analysis, coordinating documentation with legal counsel, and producing the Real Estate Committee decks and deal reviews.
The role helps lead the team’s people and technology agenda — directly managing the Lease Administrator and championing the Real Estate software platform to drive accuracy, efficiency, and portfolio insight.
The ideal candidate combines strong commercial deal acumen with the maturity to develop a direct report and the cross-functional fluency to collaborate with Legal, Finance, Construction, and Operations. They stay current on retail real estate market trends, evolving lease structures, and industry best practices, and bring those insights proactively to the team.
Job Responsibilities
- Deal Preparation, Analysis & Support
- Support the VP, Retail Development throughout the negotiation process on new leases, renewals, relocations, amendments, and terminations
- Maintain and manage the deal pipeline from initial opportunity through fully executed lease
- Compile and provide supporting data and deal analysis for permanent-lease pro forma / ROI models; under the company’s financial controls
- Coordinate with legal counsel to review and progress lease documents, amendments, and related agreements
- Identify and analyze portfolio optimization opportunities — including lease restructuring, right-sizing, kick-out / early-termination rights, and disposition
- Portfolio Strategy & Market Intelligence
- Maintain a deep understanding of market conditions, the competitive set, and landlord dynamics across key markets
- Track retailer performance data, sales trends, and market activity; compile and distribute insights to internal and external partners to support site strategy
- Prepare market maps and location analyses to help internal partners evaluate and prioritize site decisions
- Maintain awareness of retail real estate market trends, emerging lease structures, and industry developments, bringing relevant insights to the team on an ongoing basis
- Contribute to long-range portfolio planning, including scenario analysis and strategic recommendations on the store footprint
- Real Estate Committee & Cross-Functional Coordination
- Prepare Real Estate Committee Meeting (RECM) decks, deal reviews, renewal analyses, and portfolio updates
- Own the RECM preparation process — agenda support, materials, and circulation of accurate minutes following each session
- Serve as a key point of coordination between internal departments (Legal, Finance, Construction, Operations) and external partners (attorneys, landlords, brokers)
- External Storage & Temporary Locations
- Negotiate rates and terms with landlords for external storage and temporary locations — securing the best terms achievable
- Own budget planning and management for both temporary (holiday/construction) and permanent external storage locations
- Build and own the pro forma / ROI for temporary deals
- Obtain internal approvals and communicate outcomes to the Commercial and Finance/Accounting teams; maintain ongoing status communication with key stakeholders throughout the lifecycle
- Store Development, Renovations & Closures
- Support new store openings, renovations, and closures by ensuring the Construction Team receives critical lease dates, Tenant Coordinator contacts, and Tenant Handbooks
- Oversee the Tenant Allowance process: guiding negotiated amounts, coordinating closeout requirements with the Construction Project Manager, and ensuring complete packages are submitted to landlords for timely collection
- Team Supervision & Technology
- Directly supervise, coach, and develop the Lease Administrator, setting clear expectations and reviewing quality of work
- Champion the Real Estate software platform, partnering with Finance to automate lease administration and accounting workflows
- Leverage AI-powered tools and automation to surface portfolio insights, improve reporting accuracy, and drive workflow efficiency
- Support compliance with lease obligations across the portfolio, escalating risks or discrepancies as identified
- All other duties or projects as assigned
Key Performance Indicators (KPIs)
- Deal Readiness — LOIs, deal analyses, and supporting documentation are prepared accurately and on time, enabling the VP to negotiate and execute deals on schedule
- Pipeline Management — The deal pipeline is maintained accurately and proactively, with status, critical dates, and next steps current at all times
- Real Estate Committee Effectiveness — RECM decks and deal reviews are prepared and distributed ahead of meetings; minutes are accurate and circulated promptly
- Team Development — The Lease Administrator is effectively onboarded, developed, and performing to standard; lease administration quality and turnaround consistently meet targets
- Technology Adoption — Real Estate software platform is fully utilized, improving data accuracy and reporting confidence
- Temp & Storage Deal Performance — Temp & Storage Deal Performance — Storage and temporary-location terms are negotiated to secure favorable, cost-effective outcomes, with sound pro forma ownership
- Tenant Allowance Collection — Tenant allowance balances are tracked and collected within negotiated timeframes following store closeout
Requirements
Education
- Bachelor’s degree required; Finance, Real Estate, or a related concentration a plus.
Experience & Skills
- 5–7 years’ experience in Retail/Commercial Real Estate, with exposure to lease deal preparation and analysis; some prior supervisory experience a plus.
- Deal Acumen — Strong working knowledge of lease economics and deal structuring; able to negotiate terms directly, and to prepare, model, and review deals
- Supervisory Capability — Ability to supervise and develop a direct report, set clear expectations, and contribute to a high-performing function
- Numerical & Analytical Acumen — Strong proficiency with numbers, pro forma / ROI modeling, budget management, and the ability to translate figures into clear, actionable recommendations
- Technology Fluency — Comfortable adopting and working alongside AI-powered tools and enterprise platforms (CoStar Real Estate Manager strongly preferred; Lease Harbor a plus) to improve workflow efficiency and portfolio insight
- Communication Excellence — Exceptional written, verbal, and visual communication skills; able to present complex lease and portfolio information clearly to senior leadership and external partners
- Industry Awareness — Active interest in retail real estate market trends, lease structures, and industry developments; committed to continuous learning
- Cross-Functional Collaboration — Proven ability to build strong relationships with landlords, brokers, attorneys, and internal teams across Legal, Finance, Construction, and Operations
- Deadline & Pressure Management — Thrives in a fast-paced, deadline-driven environment; skilled at prioritizing competing demands while maintaining quality and confidentiality
- Organizational Rigor — Highly organized with meticulous attention to detail across a large, complex portfolio

Travel Requirements
- Must be able to work in normal office conditions
- Must be able to work 8 hours per day and be on his/her feet for extended periods of time
- Must be able to travel via airplane within North America and internationally approximately 10–15% of the time to both proposed market areas and existing store locations
