Maintenance Technician - Property Management

Maintenance Technician – Property Management Hourly Full‑Time | Limewood Apartments | Battle Creek, MI, U.S. As a Maintenance Technician for Limewood Apartments, you will positively impact the community by ensuring the property, grounds, and equipment are safe, orderly, and visually appealing. You will patrol for maintenance issues; perform HVAC preventive maintenance, electrical and plumbing repairs; maintain grounds; respond to work orders; handle after‑hour and weekend emergencies; and manage supplies. Duties and Responsibilities Patrol areas to identify maintenance issues Perform HVAC preventive maintenance and repairs Carry out minor electrical repairs (outlets, switches, fixtures, LED drivers) Conduct weekly emergency generator testing Repair and install plumbing fixtures; clear sink and toilet clogs Repair and install drywall, doors, and screens Caulk and paint as needed Assist with apartment turns, appliance repairs, and water heater maintenance Maintain pool equipment (pumps, feeders, gauges) Support seasonal grounds tasks (leaf pickup, snow removal) Monitor and respond to maintenance work orders Maintain inventory of repair parts and janitorial supplies Participate in additional projects and activities as assigned Education and Experience High school diploma or GED Vocational training or certification in HVAC, electrical, or plumbing preferred Minimum of 2 years in building maintenance or related field Proficiency in plumbing repairs (leak fixing, drain unclogging, fixture replacement) Competence in electrical work (outslets, switches, circuit breakers) Knowledge of HVAC systems and routine maintenance Carpentry skills for doors, cabinets, and flooring repair Safe use of hand and power tools Familiarity with appliance repair and maintenance Qualifications and Requirements Valid driver’s license and reliable transportation to respond within 30 minutes of an emergency EPA certification preferred Strong problem‑solving skills and attention to detail Excellent communication and interpersonal skills Capacity to work independently with minimal supervision Strong organizational skills for managing multiple priorities Dependability and reliability in responding to maintenance requests and emergencies Physical Requirements Lift up to 75 lbs Capable of bending, twisting, kneeling, and climbing Reach above shoulder level Push or pull heavy objects Stand, walk, and work in various indoor/outdoor conditions Why You Might Love Working Here Stability – properties are retained long term rather than flipped Comprehensive health, vision, dental, and pet insurance 401(k) with 25% match on the first 15% of contributions Up to 11 weeks of 100% paid short‑term disability All‑expenses‑paid cruise for the top four employees of the year and their significant others Challenging problems to solve with an awesome team daily Corporate office acting as a support center to the properties We want you to bring your authentic self to work every single day.
