AbbVie Lake County, 26525 Riverwoods, Mettawa, IL 60045, USA The Custodial Site Manager is responsible for full operational control of custodial services across assigned facilities, ensuring a consistently clean, safe, compliant, and client‑ready environment. This role operates as the on‑site authority, executing contract requirements independently, driving performance outcomes, and making real‑time operational decisions without reliance on upper leadership. The Site Manager is expected to combine operational expertise with analytical thinking, technology utilization, and proactive problem‑solving to continuously improve service delivery. Salary: $80,500 – $120,000; benefits may include medical, well‑being, financial planning, and short‑term incentives. Key Responsibilities Lead and execute all custodial operations with full ownership of site performance Independently manage daily operations, staffing, and service execution without direction Analyze workload, staffing levels, and productivity to optimize labor efficiency Develop and maintain staffing plans, shift coverage, and contingency strategies Utilize data, metrics, and reporting tools to monitor performance and drive improvements Conduct routine and unannounced inspections; enforce quality control standards Implement corrective actions and root‑cause analysis for performance gaps Manage labor hours, overtime, and budget adherence through data‑driven decisions Oversee inventory, equipment lifecycle, and supply consumption trends Ensure strict compliance with OSHA, safety, and client‑specific regulations Serve as the primary client interface, managing expectations and resolving issues proactively Execute special projects, deep cleaning, and high‑priority response tasks Develop and deliver operational reports, dashboards, and performance summaries Advanced Operational & Analytical Expectations Translate scope requirements into executable work plans and measurable outputs Identify inefficiencies and implement process improvements without guidance Apply critical thinking to solve complex operational challenges in real time Evaluate trends in quality, labor, and service delivery to adjust execution strategy Make autonomous decisions that protect contract performance and client satisfaction Demonstrate proficiency in using operational platforms, quality control systems, and workforce management software Ability to learn, adapt, and fully leverage new technology platforms quickly Experience with digital inspection tools, reporting dashboards, and mobile workforce applications Strong working knowledge of Microsoft Excel, data tracking, and performance analytics Ability to use technology to drive accountability, transparency, and efficiency Leadership & Performance Management Lead, coach, and develop staff to meet high performance standards Enforce accountability through measurable expectations and consistent follow‑up Train team members on procedures, safety, and quality expectations Build a culture of ownership, discipline, and continuous improvement Core Competencies Independent Leadership: Operates without reliance on upper management direction Analytical Thinking: Uses data to drive decisions and improve operations Problem‑Solving: Identifies issues early and executes solutions effectively Technological Proficiency: Leverages systems to enhance performance and reporting Operational Excellence: Delivers consistent, high‑quality outcomes across all service areas Client‑Focused Execution: Maintains strong relationships through performance, not promises Strategic Thinking: Anticipates issues and plans proactively Adaptability: Thrives in dynamic, high‑demand environments Qualifications High school diploma required; associate or bachelor’s degree preferred 3–5+ years of custodial or facilities management experience Experience managing large‑scale or multi‑building operations strongly preferred Proven ability to independently manage operations and staff Strong understanding of custodial processes, equipment, and chemical usage Demonstrated experience with technology platforms and operational systems Preferred Attributes Experience in healthcare, government, or high‑compliance environments Bilingual (English/Spanish) a plus Knowledge of sustainability and green cleaning practices Experience with performance‑based contracts and service‑level agreements Working Conditions Requires standing, walking, bending, and lifting up to 50 lbs May require nights, weekends, and holiday coverage Exposure to cleaning chemicals and equipment Due to compliance requirements imposed by a federal contract, this position may be filled by U.S. Persons only.
