Facilities Control Specialist

Job Summary

Reporting to the Associate Director, Building Infrastructure Trades, the Facilities Control Specialist is responsible for the installation, maintenance, adjustment and repair of electric, electronic, pneumatic and digitally controlled building automation systems, which manage the most complex HVAC and refrigeration systems.

Key Responsibilities

• Monitor, troubleshoot, design, modify, calibrate and program system features and respond to technical and mechanical problems, either remotely or onsite
• Install, modify and adjust computer-based heating, ventilation and air conditioning equipment and systems
• Fabricate and implement programs or building control strategies for digitally controlled or global supervisory controlled systems
• Troubleshoot, design and modify programs for building automation systems
• Repair and maintain individual hardware and software components of applicable systems
• Perform major-to-minor overhauls which include disassembling and inspecting all parts, replacing worn and defective parts, reassembling all equipment and controls, and testing to ensure proper function
• Perform major-to-minor repairs of microprocessor-based automation systems that monitor and control building environments
• Respond to requests for service, diagnose and troubleshoot system problems and correct as necessary
• May serve as the department specialist on building automation systems, and train others on troubleshooting, overhaul, repair, calibration, and testing of controls to facilitate system maintenance
• Inspect completed work to ensure compliance with manufacturer's recommendations, standard trade practices, and applicable codes and regulations

Knowledge, Skills & Abilities

• Ability to communicate with constituents in a professional and respectful manner
• Thoroughly conversant in the software operation of the applicable building automation system and have journey-level skills and experience to diagnose, repair and maintain complex HVAC systems and their components
• Thorough knowledge of electric, electronic, pneumatic and digitally controlled building automation systems
• Knowledge of high and low pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration and other mechanical equipment
• Knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment
• Working knowledge of energy management systems and their features
• Ability to install, operate and repair HVAC equipment and systems
• Ability to diagnose and repair major malfunctions in complex multi‑zone air conditioning systems
• Ability to use the building automation system's programming features to design, modify and implement programs to achieve facility management goals, and to perform remote and hands‑on troubleshooting, intervention and repair as needed
• Ability to analyze and respond appropriately to emergency situations

Required Qualifications

• Two years of journey‑level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or equivalent combination of formal coursework and hands‑on experience
• Journey level experience acquired through the completion of a refrigeration or air conditioning mechanic's apprenticeship program
• Journey level experience with pneumatic and digital controls
• Progressively responsible skilled journey‑level experience diagnosing, repairing and maintaining large, complex, sophisticated heating, ventilation, refrigeration, air conditioning and water treatment systems
• Experience installing, inspecting, servicing, repairing, replacing and calibrating building automation systems
• Experience using programming features of building automation systems

License

A valid driver's license is required for this position. Out‑of‑state candidates must obtain a California driver’s license within 10 days of hire. All hires must successfully complete the Defensive Driver Training Program provided by the State of California for CSU campuses.

Preferred Qualifications

• Experience using computerized maintenance management systems (CMMS) and energy management software for scheduling, documentation, and troubleshooting
• Experience with Tridium Work Bench

Compensation

Classification: Facilities Control Specialist
Anticipated Hiring Range: $8,504/month - $9,025/month (Step 13 - Step 16)
CSU Salary Range: $6,705/month - $9,768/month (Step 1 - Step 20)

Work Schedule

Selected candidates will be placed in one of the following shifts based on operational needs.

Monday - Friday, 7:30 a.m. to 4:00 p.m.
