Sales - Home Manager
$200kGolden Home Management
Job Description
Job Description
About Golden
Golden is the home manager for people who don’t have time to manage a home. One person, one number, a vetted vendor network, and quarterly visits — for a wobbly doorknob or a $200,000 addition. We’re a venture-backed startup building the home management category, headquartered in Austin and planning to grow nationally.
Your home, handled. Our customers are working homeowners — the house is the largest asset they own and the only thing on their list with nobody running it. What they buy from us is the end of the research project: no finding contractors, no chasing quotes, no wondering whether the price was fair. Here’s how we behave to earn that:
- Unreasonable hospitality. Service is the transaction; hospitality is how it felt. Anyone can fix the faucet — customers stay because someone is visibly taking care of their house. We remember everything about every home, because remembering is the gift.
- Good intent, always. If we get two quotes, the customer sees the one that’s better for them — even when the other one pays us more this quarter. A little extra margin today is never worth losing their trust, or their dollars, next quarter.
- We sit on the customer’s side. Vendors pay us, but we work for the homeowner. We get multiple quotes, push vendors on price, and tell a customer to keep their current provider when the price is already right.
- Recommend, then ask. We always arrive with an opinion — “here’s what I’d do, want me to?” — and we never take the decision.
The Role
You own a portfolio of homes — eventually around 230 — as their homeowners’ single point of contact: their Home Manager, not a technician, not a call center. Homeowners spend 1–4% of their home’s value on it every year; your job is to make sure they spend it through Golden. This is consultative field sales built on a relationship you’re handed, not a lead list you cold-call: you find what each home needs, collect quotes from our vetted vendors, present them with an honest recommendation, sell the work, and make sure it gets done well. Customers here are relationships that compound for years — not one-time deals to squeeze.
You Own the Outcome
Extreme ownership isn’t a poster on our wall; it’s the job description. Across every home in your book, if it touches the house, it’s yours: the vendor who no-shows, the invoice that came out wrong, the AI draft that isn’t right yet, the mystery noise the customer can’t describe. There is no dispatcher behind you and no escalation queue — you are the escalation queue. When something breaks, you own the recovery, fast and generous, because the recovery is what customers remember. And you own every word a customer reads: our AI drafts it, you decide it. If your instinct when something weird lands is “interesting — let me figure this out,” you’ll thrive. If it’s “whose job is this?”, this will be a very hard place to work, because the answer is always: yours.
A week in the life
A selling day (most days — three or four a week)
A Slack alert lands mid-morning: new customer assigned, two known issues, no assessment booked. You reach out within 75 minutes with a personal intro and get working on the urgent item without waiting for the assessment. Then into Claude: the vendor-dispatch tool identifies vendors and drafts outreach for three priorities from last week’s assessment — you sharpen every message and send. A plumbing quote came back overnight, so you build the estimate in Zoho, generate the comparison PDF with our recommendation, and text the customer with approve-by-link. The bathroom remodel vendor owes you a daily update; you collect it and forward three bullets to the customer — what got done, what’s next, what the risks are. At 4pm you meet a roofer on-site because the customer hasn’t met him yet and your presence is what closes it.
A field day (one or two a week)
Five maintenance visits, booked on your calendar link. Before each: generate the customer’s quarterly plan from the CRM — the top five things worth doing this quarter — and edit it where your judgment beats the draft. At the door, the first ten minutes are the plan: what’s changed, what’s on the wish list, “I noticed you don’t have pest on recurring — want a quote?” Then about thirty minutes of maintenance with Fireflies running. Back in the car, you debrief out loud — the gym conversion they mentioned, the water heater age — so every opportunity lands in the CRM as a deal before you pull away. Tomorrow morning the follow-up goes out with the plan attached.
What You’ll Do
- Own the relationship. First contact within about an hour of assignment, onboarding assessments, quarterly visits, and always-on availability by call or text.
- Sell consultatively. Turn identified issues and wish-list projects into quotes, present options with honest recommendations, and close — with real pricing authority to get deals over the line.
- Run vendor facilitation. Identify the right vendor, brief them, get quotes, schedule site visits, coordinate the work, and deliver daily updates on multi-day projects.
- Grow recurring services. Pool, lawn, pest, and more — paid a bounty for every service you sign and a growing quarterly bonus for every recurring dollar you build and keep.
- Work AI-first. We run on Claude, Fireflies, and Zoho — assessment reports, vendor dispatch, quotes, and scheduling are AI-assisted. The AI drafts; you review, sharpen, and own every message.
- Do the quarterly maintenance yourself. Read the next section before you apply.
The maintenance is real
One to two days a week — about 25% of this job, every week, not occasionally — you are in customers’ homes doing quarterly maintenance with your own hands. Changing HVAC filters. Cleaning dishwasher filters. Running a shop vac. Working a preventive checklist anyone can learn in a week. None of it requires a trade license; all of it requires someone who doesn’t think it’s beneath them.
Why do salespeople do maintenance here? Because quarterly presence is the entire engine of this role. Being the person who shows up, gets their hands dirty, and knows the house is why the customer calls you — not a stranger from the internet — when the bonus lands and it’s finally time for the pool. The visits are where the plan gets reviewed, the wish list comes out, and next quarter’s pipeline gets built.
We’re telling you this bluntly on purpose. If “I clean dishwasher filters as part of my sales job” makes you wince, stop here — this role will make you miserable, and you’ll make customers feel it. If it reads as the cheapest trust-building tool a closer was ever handed, keep reading.
What it’s actually like
- We are very much a startup. The business and this role are constantly evolving — new tools, new capacity, new ways of working, shipping all the time. The way you learned something last month will be better next month. If you need to be told exactly how to do it once, and it never change, this will be a frustrating place. If iteration feels like an upgrade instead of a burden, you’ll love it here.
- The job is problem-solving. Most of what lands on you has no playbook yet — a vendor stuck on access, a quote that doesn’t make sense, a schedule that won’t fit. Analytical people who enjoy untangling things do great here. People who need a procedure for everything drown.
- The AI does the first 80%; you own the last 20%. Our tools draft vendor outreach, reports, and schedules — and they’re the worst today they will ever be. But nothing goes to a customer without your eyes on it.
- The field sets the schedule some days — and pays for it. Some days start at 7 because a vendor can only walk the roof before their first job; some run past 6 because a window moved and the customer hasn’t met them yet. Say it plainly: the hours flex. But those hours are rarely wasted — being there is what closes the deal, and the deal pays you 20% of the margin. The long days and the big commission months are the same days.
- Nobody watches you work — and nobody has to. Real autonomy with vendors and customers. This is not a nine-to-five-autopilot job, and it’s not a place to coast; with this much ownership, coasting gets found out fast.
- It’s a lot, on purpose. A full portfolio means a couple hundred homes and many things moving at once. The systems and the AI exist so nothing drops — and so the fun part stays the fun part: owning relationships, solving problems, and pulling revenue out of a book that’s yours.
Who you are
- A proven in-home closer. 3+ years selling home services — roofing, solar, remodeling, home improvement — with the numbers to show for it.
- A problem-solver by reflex. Resourceful and analytical. When something weird shows up, your first move is to figure it out — not to find whose job it is.
- A long-term relationship builder. You know trust is built in small moments over time — the filter changed on schedule, the $200 repair handled flawlessly, the quote you told them not to take. You understand that small wins compound into big opportunities: nobody hands a $150,000 remodel to a stranger, but they hand it to the person who has been showing up for two years.
- An annuity thinker. You’d rather solve this week’s problem and get the call back next week than squeeze everything from one deal.
- Energized by change. New tools and better processes read as leverage to you, not disruption. You’ve wanted to help build something, not just work inside it.
- Self-directed and field-happy. You manage your own week across many homes and don’t need anyone watching you work.
- Practical. Genuinely fine with the maintenance work described above. A valid driver’s license and reliable transportation.
Compensation
- $40,000 base salary
- Plus uncapped commission: 20% of the gross profit on every project you sell.
- $100 per new recurring service you sign — $50 with its first collected payment, $50 more once it survives a full quarter. No cap.
- Quarterly mailbox-money bonus — $75 per quarter for every $1,000 of monthly recurring services you build and keep. A $10,000/month book pays $3,000 a year for as long as you hold it.
- Real pricing authority — you can spend margin, within a defined band, to get a deal over the line without asking permission.
- First six months guaranteed at $65,000 annualized while you build your book. If you out-earn the guarantee, you keep the higher number — nothing is ever clawed back.
- At plan (a full portfolio) you’re earning roughly $95,000–$100,000; there is no cap, and top performers push past $140,000.
