Project Manager

Position: Project Manager Location: Charlotte, NC (Hybrid – up to 2 remote days/week) Status: Full-time, Exempt Reports to: Director of Construction Salary Range: $65,000 – $75,000, commensurate with experience Position Summary Rebuilding Together of Greater Charlotte (RTGC) is a 501(c)(3) nonprofit with a mission of repairing homes, revitalizing communities, and rebuilding lives. RTGC brings our community together to address the affordable housing crisis by mobilizing contractors and volunteers from across the region to complete projects that make homes and communities safer and healthier for our neighbors. The Project Manager is responsible for managing residential repair and rehabilitation projects from initial assessment through final closeout. This role conducts home assessments, develops detailed scopes of work with cost estimates, manages contractors and subcontractors, and ensures all projects comply with local residential building codes, permitting requirements, and funder guidelines. The Project Manager serves as the primary point of contact for homeowners, contractors, funders, and internal staff throughout the lifecycle of each project and is responsible for delivering high-quality work on time, within budget, and to the satisfaction of all stakeholders. This role is expected to manage a project portfolio of up to 25 projects simultaneously in various stages. Primary Responsibilities Project Planning & Assessments Conduct comprehensive home assessments to identify health, safety, and code-related repair needs. Develop thorough scopes of work and detailed cost estimates for residential repair and rehabilitation projects. Ensure scopes align with RTGC standards, funder requirements, and local residential building codes. Collaborate with construction leadership to prioritize projects and finalize work plans. Permitting, Code Compliance & Inspections Ensure all required permits are identified, pulled, and approved prior to the start of construction. Coordinate required inspections throughout the project lifecycle. Verify that all work meets applicable local residential building codes and inspection requirements. Ensure permits are fully passed and closed before contractor payments are released. Contractor & Vendor Management Manage contractors and subcontractors from bid solicitation through project completion. Conduct competitive bidding processes in accordance with RTGC and funder requirements. Onboard, vet, and maintain an approved pool of qualified contractors and vendors. Maintain consistent communication with contractors regarding schedules, expectations, quality standards, and compliance. Address performance issues, change orders, and scope adjustments as needed. Project Execution & Financial Tracking Oversee day-to-day project progress to ensure timelines, budgets, and quality standards are met. Track project expenses accurately and in a timely manner. Record project costs, commitments, and progress in Salesforce. Monitor project budgets closely and proactively address potential cost overruns or funding gaps. Client & Funder Coordination Serve as the primary point of contact for homeowners throughout the project. Communicate regularly with clients to provide updates, answer questions, and address concerns. Ensure homeowner satisfaction and support a positive client experience. Coordinate with funders to schedule project walkthroughs, inspections, approvals, and final closeouts. Prepare projects for funder review, reimbursement, and compliance documentation. Knowledge, Skills, and Abilities High school diploma or equivalent required. Bachelor’s degree in construction management, engineering, architecture, or a related field preferred. Three to five years of experience managing residential construction, home repair, rehabilitation, or similar projects. Demonstrated experience with: Developing scopes of work and cost estimates Managing contractors and subcontractors Navigating residential permitting, inspections, and code compliance An equivalent combination of education, training, and experience will be considered. Physical and Other Requirements Ability to regularly lift and/or move up to 25 pounds. Ability to stand, walk, use hands, reach, stoop, kneel, crouch, crawl, talk, and hear as needed. Valid driver’s license and ability to travel locally as required. RTGC vehicle will be provided for local travel. Mileage reimbursed at the standard IRS rate if using a personal vehicle. Work Schedule & Environment RTGC offers a hybrid work schedule, with the opportunity to work remotely up to two days per week. Typical hours are Monday through Friday, 8am – 4:30pm with occasional weekends as needed. Compensation & Benefits We offer a competitive salary within the range of $65,000–$75,000 based on experience, with the potential for a 5% annual performance bonus and a comprehensive benefits package: Paid Holidays: 11+ paid holidays, including MLK Jr. Day, Juneteenth, Thanksgiving (2 days), and full office closure the weeks of Christmas and New Year’s.
