Area ManagerLocation: Seattle Area / King CountyHours: Full time, Monday through Friday, with some on-call dutiesReports to: Regional Operations ManagerPay Range: $80,00 - 93,000 annuallyPosition Type: Exempt, non-union position.The Area Manager manages multiple properties in various locations throughout Puget Sound, through leadership, staff supervision, and lease up of new properties, maintaining low vacancies; negotiating and enforcing leases; maintaining the asset.Responsibilities:Review, monitor and evaluate monthly financial statements for each community within the portfolio and prepare monthly variance and operating reportsSupervise, authorize, monitor and administer contract services, repairs, and supplies, as well as approve expenses that exceed on?site authority at each community withinEnsure proper contract, insurance, and scope of work that accompanies every capital repair or project on siteImplement, monitor, and evaluate the status of all projects on site including basic turnovers, capital projects, special projects, and contractor or staff repairs.Monitor and achieve acceptable levels of unit turnover, market and renewal rates, occupancy, delinquency, bad debt, expiration's and renewals for each community within the managementReview regularly relevant rent roll reports, lease renewal reports, expiration management reports, monthly operating summary reports and financial statements to direct focus and priorities for the propertyAssess, maintain and anticipate appropriate marketing tools to maximize qualified traffic at each community within portfolio while minimizing unit turnover and vacancy timeMonthly audits of tenant files to ensure complianceImplement, monitor, and ensure proper, timely, and accurate record keeping (e.g., lease files, vendor files, invoices, replacement schedules, payroll, move?out dispositions, bank deposits) on each community within management portfolio.Monitor and evaluate standards for acceptable outer appeal and cleanliness of all communities within the managementImplement, monitor and evaluate standards for unit turns, service requests, grounds and other maintenance?related responsibilities at each community within the managementRecognize and offer appropriate alternatives for deferred maintenance, capital needs, and life/safety issues at each community within the portfolio.Implement and evaluate proper staffing needs for each community within management portfolio to maximize net income and resident retentionEnsure the maximum level of service and commitment to resident retention at each community within the portfolioOversight of multiple properties. Responsible for the timely lease-up of new properties in Seattle.Conduct weekly site visits, which include inspecting units, the property's common areas, maintenance storerooms, exterior, and interior.Complete annual reports to multiple funders on time and accurately. Accompany funders on-site for annual inspections. Respond to funders regarding deficiency issues noted at the property.Responsible for detailed reporting and documenting all incidents and maintenance needs and operational issues in writing through the assigned platform/system, in a timely fashion (within 24 or 48 hours for non-emergent issues).Foster a clean and safe environment.Engage with assigned training and comply with training deadlines.Utilize Personal Protective Equipment (PPE) and follow PPE protocols.Other duties as assigned.Minimum Qualifications:Associate Degree in Property Management, degree in any other field directly related to property management or equivalent experienceMinimum of five years of experience at a senior management level in residential property management, facilities management, or housing programs and services.Strong management, team-building, and interpersonal skills.Excellent verbal and written communication skills.Ability to work with people of diverse economic, social, and ethnic backgrounds.Commitment to learning about and embracing the Housing First model.Commitment to and interest in housing very low-income and homeless people and working with housing and human services.Demonstrated ability to develop and implement new policies and procedures and to manage operations in a growth model.Familiarity with commercial leasing and management and/or property development.Strong administrative and financial management skills.Proficient with building maintenance systems.Proficient with computer systems.Knowledge of landlord-tenant law and procedures.Ability to understand and deal effectively with resident, vendor or personnel concerns or issues according to Company policyPreferred Qualifications:Experience managing multiple properties.Experience with HUD, LIHTC, HOME, Section 8, and other affordable housing programs and familiarity with regulatory requirements for all.Familiarity with supportive housing.Experience in community relations and/or public relations.Familiarity with King County and surrounding communities.Other Requirements:Must have a valid Washington State driver's license and must meet Washington State minimum requirement for driver liability insurance.Must pass motor vehicle/driving record checks.Must have regular access to a reliable vehicle.
