Position Summary

The Commercial Division Manager leads the day-to-day operations, team performance, and financial results of CRA’s Commercial Division. This position oversees commercial pipeline development, sales, and backlog, as well as commercial projects from project handoff through completion. It ensures work is properly planned, staffed, executed, and closed out.

The ideal candidate combines strong construction knowledge with practical leadership, financial discipline, and a commitment to customer service. This leader works closely with sales, estimating, engineering, fabrication, purchasing, and field teams to deliver safe, high-quality projects on schedule and within budget.

Key Responsibilities

Division Leadership and Team Development

• Lead commercial project management and field operations, establishing clear priorities and performance expectations.
• Determine staffing needs and coordinate employee and subcontractor resources based on project demand.
• Coach and develop team members, conduct performance evaluations, and address performance concerns in partnership with Human Resources.
• Build a culture of accountability, communication, safety, and continuous improvement.
• Establish consistent processes that support the division’s growth and reliable project execution.

Project Planning and Execution

• Oversee commercial projects from award and internal handoff through installation, punch-list completion, and closeout.
• Review project scope, drawings, specifications, budgets, schedules, and contractual requirements.
• Coordinate material availability, fabrication schedules, equipment, labor, and site readiness.
• Monitor project progress and resolve scheduling conflicts, resource shortages, and field issues.
• Ensure required permits, inspections, approvals, and closeout documents are coordinated with the appropriate teams.
• Visit jobsites regularly to evaluate progress, workmanship, productivity, and customer expectations.

Financial and Operational Performance

• Manage division budgets and monitor revenue, labor costs, material costs, productivity, and profitability.
• Review estimated versus actual project results and implement corrective actions when needed.
• Identify changes in scope and ensure change orders are documented, priced, and approved before additional work proceeds.
• Coordinate timely billing, accurate project documentation, and resolution of outstanding payment issues with Accounting.
• Report division performance, project risks, staffing needs, and improvement opportunities to leadership.

Contract Review, Sales, Pipeline, and Backlog

• Review commercial contracts, subcontracts, and bid terms for scope, schedule, payment, and risk provisions, and escalate exceptions to leadership before signing.
• Manage commercial sales activity in partnership with Sales and Estimating, including bid follow-up, general contractor and customer relationships, and new opportunities.
• Own the commercial pipeline: track opportunities by stage, value, and likelihood of award, and forecast upcoming work.
• Manage backlog: monitor awarded work not yet complete, align crews, subcontractors, fabrication, and materials with it, and report backlog and capacity to leadership.

Customer and Business Relationships

• Serve as a primary escalation contact for commercial customers, general contractors, and project stakeholders.
• Maintain clear communication regarding schedules, project changes, concerns, and commitments.
• Partner with Sales and Estimating to evaluate upcoming work, project feasibility, and operational capacity.
• Build relationships that support repeat business and CRA’s reputation for quality and dependable service.

Safety and Quality

• Reinforce CRA’s safety policies and applicable jobsite requirements in coordination with Safety and HR.
• Hold employees and subcontractors accountable for safe work practices and quality standards.
• Address workmanship concerns promptly and identify ways to reduce rework, callbacks, and preventable delays.
• Support timely incident reporting, investigations, and corrective actions.

Qualifications

• Five or more years of construction management experience, including leadership of commercial projects and teams.
• Experience with aluminum construction, railings, fencing, screen enclosures, or related specialty construction preferred.
• Demonstrated ability to manage multiple projects, schedules, budgets, and competing priorities.
• Ability to read and interpret construction drawings, specifications, and project documents.
• Working knowledge of estimating, job costing, change orders, subcontractor coordination, and construction billing.
• Strong leadership, problem-solving, organizational, and communication skills.
• Proficiency with Microsoft Office and construction or business management software; experience with NetSuite, CRA’s ERP system, preferred.
• Valid driver’s license and ability to travel between CRA locations and jobsites.
• Relevant education or an equivalent combination of training and experience.

Work Environment and Physical Requirements

This position works in office, fabrication, and active construction environments. Regular jobsite visits involve exposure to outdoor weather, uneven surfaces, construction noise, and equipment. The role requires appropriate personal protective equipment and the ability to perform essential job duties, with or without reasonable accommodation.
