Controls Project Manager

The Controls Project Manager will lead design, installation and commissioning of HVAC controls and building automation projects (BAS/BMS). You will manage project scope, schedule, budget and quality while coordinating engineering teams, subcontractors and clients to deliver reliable, code-compliant building controls solutions. The role requires technical knowledge of HVAC controls and building automation systems plus strong project management and communication skills.

Key Responsibilities

• Lead project planning and execution for BAS/BMS and HVAC controls projects, ensuring on-time and on-budget delivery.
• Develop and maintain project schedules, budgets, resource plans and risk registers; report status to stakeholders.
• Manage scope, change orders and contract administration with owners, contractors and vendors.
• Coordinate engineering, programming and field teams to develop sequences of operation, control logic and system architectures.
• Oversee procurement and installation of controllers, sensors, field devices, panels and integration hardware.
• Supervise integration, testing and commissioning activities, including functional performance testing and final acceptance.
• Ensure systems comply with relevant codes, standards and owner requirements (energy, safety and cybersecurity best practices).
• Manage subcontractor performance, site safety and quality control during installation and start-up.
• Prepare and review technical submittals, as-built documentation, O&M manuals and training for end-users.
• Serve as primary client contact for technical issues, progress updates and project closeout activities.

Qualifications

• Bachelors degree in Mechanical/Electrical Engineering, Controls Engineering, Construction Management or related field, or equivalent experience.
• Minimum 5 years experience managing HVAC controls or BAS/BMS projects; proven track record delivering medium to large projects.
• Strong technical knowledge of HVAC controls, building automation systems, BMS platforms and protocols (examples: BACnet, Modbus, LonWorks, Tridium, Siemens, Honeywell).
• Experience with control system programming, sequence development and commissioning procedures.
• Project management experience with budgeting, scheduling tools (MS Project or similar) and contract administration; PMP or equivalent certification preferred.
• Familiarity with electrical/mechanical drawings, AutoCAD/Revit basics and preparation of submittals and as-built documentation.
• Excellent verbal and written communication skills and the ability to coordinate multidisciplinary teams and client stakeholders.
• Ability to travel to job sites, manage field visits and perform hands-on troubleshooting during commissioning.
• Knowledge of applicable codes, standards and energy management practices; LEED, AABC or commissioning credentials are a plus.
• Valid drivers license and ability to pass background checks as required.
