Consider joining our team and changing the way you think about work!ResponsibilitiesThe Property Manager reports to the Regional Manager. This position is responsible for managing all operational phases of the property to ensure customer satisfaction, fiscal stability and good physical condition.Manage all actions that involve and/or influence the propertyReview occupancy reports to ensure that they are in accordance with applicable laws, rules and regulationsConduct surveys of local rental rates and participate in establishing rental ratesConduct analyses of operating expensesCreate and implement an innovative management plan including an operating and capital budgetStudy housing demands and recommend new policies and physical changes as appropriate to remain competitiveImplement resident retention programsDirect the administrative activities of office staffEstablish performance goals for the on-site staff and direct staff toward their completionCoordinate and supervise activities of all contracted servicesPhysically inspect the property daily or assign qualified personnel to perform the task in absencePrepare and review all periodic reporting, either routine or unscheduledKeep supervisors, clients and owners advised of significant operating problems and deviations from the management planReport accidents, environmental issues and possible legal problems immediatelyAssume accountability to the owners, clients and regulatory agencies that govern the interests of the propertyProvide first-class customer service to residentsSelect, train, motivate, coach, counsel and discipline on-site personnelRecommend personnel hires, transfers, promotions, terminations and applicable compensationComplete annual employee performance evaluationsProvide leadership, supervision and support for resident/community directors and student resident/community advisorsEstablish effective working relationships with safety and health officialsActively network in local professional and civic organizations, as well as with local higher education officialsManage the property's public relationsExercise effective risk management; identify and correct potential liability issues, minimize exposure and lossesInvestigate resident disturbances, violations and/or complaints; resolve problems in accordance with established laws and regulationsManage resident issues involving needs for mediation and adjudicationManage evictions and resident unit transfers as neededParticipate in due diligence process if property is acquired/soldQualificationsBachelor degree plus three or more years of supervisory experience in a property or housing management position, or an equivalent combination of related education and experienceAccredited Residential Manager (Institute of Real Estate Management) or Certified Apartment Manager (Building Owners and Management Association) or willingness to obtain within one year of hireReal Estate license is desirableValid driver's license and current automobile insuranceComputer skills and math abilityAccurate typing and record keepingProficient in Microsoft Word, Excel and OutlookKnowledge of Entrata is requiredAbility to follow through with all necessary paperwork and ensure all deadlines are metExcellent customer service skillsAbility to communicate effectively and professionally while operating in a fast paced environmentExcellent skills in the management and motivation of people
