POSITION SUMMARY

The Builder Sales Support Specialist provides dedicated estimating and order-processing support for McSwain's residential builder accounts (Production and Custom homebuilders). This role reviews plans and specifications, prepares accurate flooring takeoffs and estimates, and writes up builder orders so that outside sales representatives can focus their time on business development, job-site presence, and builder relationships.

KEY RESPONSIBILITIES

•      Review builder floor plans, specifications, and community/phase documents to prepare accurate flooring takeoffs and estimates for new-construction orders.

•      Write up and process builder quotes and orders (product selections, pricing, quantities, and specifications) in McSwain's NetSuite system, ensuring accuracy before release to production/installation.

•      Serve as a shared estimating and order-support resource across multiple builder accounts and sales representatives, providing consistent coverage regardless of any one rep's schedule or availability.

•      Coordinate with sales representatives to confirm scope changes, buyer selections, plan revisions, and schedule updates before finalizing orders.

•      Track order status, backlog, and upcoming installation schedules for assigned builder accounts, flagging capacity risks proactively.

•      Communicate directly with builder purchasing agents or superintendents as needed to clarify specifications or resolve discrepancies.

•      Set up templates and standard takeoffs for recurring house plans to speed up estimating on repeat floor plans within a community.

•      Identify and flag pricing, product, or spec discrepancies before an order is finalized, working with sales and purchasing to resolve them.

QUALIFICATIONS & REQUIREMENTS

•      2+ years of experience in flooring, building products, or construction-materials estimating, order processing, or a related trade role.

•      Ability to read residential blueprints, floor plans, and builder specification packages.

•      Strong attention to detail and accuracy while working under production deadlines.

•      Proficient in Microsoft Excel; experience with an ERP or order-management system (NetSuite experience a plus).

•      Highly organized, with the ability to manage multiple builder accounts and orders concurrently.

•      Clear, professional written and verbal communication with both internal sales staff and external builder contacts.

•      Prior experience supporting production/volume home builders or new-construction flooring programs specifically preferred.

•      Working familiarity with carpet, LVP, tile, and hardwood product lines and typical builder-grade specifications a plus.
