Compensation: $100,000 annually.

SUMMARY:

The Traveling Transition Manager leads the successful startup and transition of janitorial operations for new and existing accounts. This position develops cost-effective staffing schedules and operating budgets, establishes efficient workflows and productivity rates, and coordinates staffing, training, equipment, supplies, quality control, safety, and client communication. The role also oversees the implementation of operational systems, including S.M.A.R.T. Inspect quality control software and time and attendance systems, to ensure contract requirements and Owens Realty Services standards are met.

DUTIES AND RESPONSIBILITIES:

• Develop and manage transition plans, timelines, milestones, and startup requirements for new and transitioning accounts.
• Develop customized operating work plans based on contract requirements, staffing needs, productivity expectations, and site conditions.
• Develop and review contracts, scopes of work, staffing plans, schedules, floor plans, and client expectations to support successful implementation.
• Conduct site assessments, walkthroughs, and pre-start inspections to identify operational needs and potential challenges.
• Coordinate staffing plans, recruitment, onboarding, employee assignments, work schedules, and site access requirements.
• Ensure appropriate staffing levels are established prior to the start of operations.
• Coordinate employee orientation, safety training, site-specific training, and cleaning procedures.
• Verify that required equipment, supplies, chemicals, and materials are available and operational prior to startup.
• Provide hands-on operational leadership and support throughout the startup and transition period.
• Monitor staffing levels, service delivery, productivity, quality standards, and contract compliance.
• Manage, train, and implement the S.M.A.R.T. Inspect quality assurance program at assigned locations.
• Maintain accurate transition documentation, including staffing reports, training records, inspection reports, inventories, and progress updates.
• Communicate transition progress, operational challenges, risks, and resource needs to senior management.
• Maintain professional client relationships and respond promptly to service concerns throughout the transition period.
• Ensure employees comply with company policies and procedures, client requirements, OSHA standards, chemical-handling requirements, and PPE protocols.
• Manage newly implemented janitorial accounts until operations are fully established, permanent site leadership is in place, and client expectations are consistently met.
• Coordinate the successful handoff of transitioned accounts to the permanent Operations Manager or site leadership team.
• During periods without active transitions, conduct site visits to support quality assurance, operational improvement, and employee training.
• Provide management-level site coverage as needed to support operational continuity.
• Perform other duties as assigned.

EDUCATION/EXPERIENCE:

• High school diploma or equivalent required; college coursework or degree in Business, Operations, Facilities Management, or a related field preferred.
• Ten (10) years’ janitorial manager experience, including floor care expertise.
• Three (3) to five (5) years’ experience in the health care, education, airport, or government sectors is preferred.

QUALIFICATIONS/KNOWLEDGE:

• Previous experience with new account startups, operational transitions, or multi-site operations preferred.
• Previous supervisory or management experience required.
• Knowledge of commercial cleaning methods, equipment, chemicals, safety procedures, and quality-control practices.
• Ability to read and understand contracts, scopes of work, staffing plans, schedules, and operational requirements.
• Strong leadership, organizational, communication, and problem-solving skills.
• Ability to manage multiple priorities and deadlines in a fast-paced environment.
• Strong customer-service skills and ability to work effectively with clients, employees, vendors, and management.
• Working knowledge of Microsoft Office, Google Workspace, email, spreadsheets, and operational reporting systems.
• Ability to work flexible schedules, including evenings, nights, weekends, and holidays as required.
• Ability to travel to assigned locations as needed.
• Bilingual in Spanish and English preferred.
• Valid driver’s license with 3 years of acceptable driving history.
