Commercial Property Manager

A growing commercial real estate organization is seeking an experienced Property Manager to oversee a regional retail portfolio. This position offers broad ownership of property operations, visibility across the organization, and the opportunity to work closely with asset management, accounting, and finance.

Responsibilities

• Oversee the day-to-day operations of assigned retail properties.
• Manage tenant relationships, service requests, complaints, and property-related communications.
• Coordinate repairs, preventive maintenance, inspections, and building-system needs.
• Manage vendors, contractors, service agreements, competitive bids, and certificates of insurance.
• Monitor rent collections and coordinate follow-up on delinquent accounts.
• Support operating budgets, CAM reconciliations, variance analysis, invoice review, and capital planning.
• Review commercial leases to understand tenant obligations, recoverable expenses, and property-management requirements.
• Conduct regular property visits and operational audits, with travel approximately twice monthly throughout the Southeast.
• Identify opportunities to improve property performance, tenant satisfaction, and operating efficiency.
• Respond to occasional after-hours property emergencies.

Qualifications

• 5–7+ years of commercial property management experience.
• Retail property management experience required.
• Experience overseeing multiple properties or locations preferred.
• Working knowledge of Yardi required.
• Advanced Microsoft Excel skills.
• Knowledge of commercial building systems, operating budgets, CAM reconciliations, financial statements, and capital expenditures.
• Strong understanding of commercial leases and related operating obligations.
• Bachelor's degree preferred.
• Valid driver's license and reliable personal vehicle required.
• Ability to travel approximately twice monthly throughout the Southeast.
• Strong tenant relations, vendor management, communication, and problem-solving skills.
