Commercial Roofing Project Manager – Estimating & Operations

Location: Elk Grove Village, IL | Northwest Chicago Suburbs
Compensation: $120,000–$130,000 Base + Bonus + Company Vehicle

The Opportunity

Are you an experienced Commercial Roofing Project Manager who knows roofing systems inside and out, can put together a competitive estimate, and has the confidence to take ownership of projects and client relationships?

We're partnering with a well-established, highly respected commercial roofing contractor in the Northwest Chicago suburbs that is looking to add a strong, hands-on Project Manager with estimating experience to its growing team.

This is an opportunity for someone who brings more than traditional project management skills. We're looking for a proactive, commercially minded professional who can estimate work, build relationships, make decisions, solve problems, and drive projects forward without waiting to be told what to do.

The ideal candidate is confident, outgoing, and comfortable working directly with customers, general contractors, field crews, and company leadership.

You'll be joining an established contractor with a strong reputation, experienced field teams, long-standing customer relationships, and a healthy pipeline of commercial roofing projects throughout the Chicagoland market.

This is a permanent, long-term opportunity for someone who wants to make an impact and play an important role in the company's continued growth.

What You'll Be Doing

Project Management & Field Operations

• Manage commercial roofing projects from initial planning through completion and closeout.

• Take ownership of project schedules, budgets, production, quality, and overall performance.

• Coordinate Superintendents, field crews, subcontractors, suppliers, and materials.

• Maintain a strong field presence to monitor progress, resolve challenges, and keep projects moving.

• Identify potential issues early and take initiative to implement solutions.

• Manage job costing, change orders, project documentation, and profitability.

• Ensure work meets project specifications, safety requirements, and manufacturer standards.

Estimating & Preconstruction

• Review construction drawings, specifications, bid documents, and project requirements.

• Perform roofing takeoffs and develop accurate labor, material, and equipment estimates.

• Prepare competitive proposals for commercial roofing projects.

• Conduct site visits, roof inspections, and preconstruction assessments.

• Work with vendors and suppliers to obtain pricing and evaluate project costs.

• Identify opportunities for value engineering, cost savings, and improved project margins.

• Support projects from the estimating stage through execution and completion.

Client Relationships & Business Development

• Build and maintain strong relationships with building owners, general contractors, property managers, and existing customers.

• Confidently lead project meetings, customer discussions, and jobsite conversations.

• Identify additional opportunities within existing accounts and help develop new business.

• Present estimates and proposals, answer technical questions, and help secure projects.

• Represent the company professionally while building trust and long-term relationships.

What We're Looking For

• 5+ years of commercial roofing project management experience , with strong estimating capabilities.

• In-depth, hands-on knowledge of commercial roofing systems, including TPO, PVC, EPDM, modified bitumen, BUR, and metal roofing .

• Proven ability to estimate commercial roofing projects, prepare proposals, and manage work through completion.

• Strong understanding of roofing installation methods, production rates, labor costs, materials, and project profitability.

• Experience with commercial re-roofing, roof replacements, and new construction projects.

• A confident, outgoing personality with strong communication and relationship-building skills.

• A proactive, results-driven approach and the ability to take initiative without constant supervision.

• Strong decision-making, negotiation, and problem-solving abilities.

• Comfortable working directly with clients, general contractors, and field personnel.

• Ability to manage multiple priorities while maintaining accountability for project results.

• Experience with estimating software and construction management systems is an asset.

• Waterproofing experience is a plus.

We're particularly interested in someone who has grown through the commercial roofing industry, understands what happens in the field, and can combine that technical knowledge with strong project management and customer-facing skills.
