Title: Leasing Manager Direct Supervisor: Director of Finance and Operations Status: Full-Time, Exempt Grade: 12 Salary: $60,000-$70,000 Division: Finance and Operations No. Direct Reports: 1 Target Weekly Hours: 40 Location: Ballston (On-Site) Benefits Eligibility: Yes Job Summary Marymount University seeks a Housing & Community Manager to oversee and manage the student housing and leasing administration for all residents at Placemakr Marymount Ballston, the University’s campus apartment community located in the heart of Ballston, Virginia. The Manager will handle all administrative and billing functions and leasing activities for students and affordable units on Marymount University floors. Working in partnership with the property management team and Student Financial Services, the Manager will apply the correct billing charges for student residents and ensure the property meets its financial goals. The ideal candidate will proactively seek opportunities to maximize revenue, drive results, and deliver a positive experience to the apartment community. Major Duties And Responsibilities Oversee and manage all aspects of the student housing selections and assignments process, including communication coordination. Lead and execute marketing and outreach campaigns to increase awareness of Marymount's housing options, utilizing various channels such as social media, campus events, and partnerships to drive tenant interest. Utilize multiple systems to ensure accuracy of housing assignments for student residents and prepare comprehensive monthly reporting for senior leadership. Evaluate and recommend improvements to existing systems and procedures, ensuring efficiency and effectiveness in housing operations. Conduct regular market analyses to identify emerging trends, competitor strategies, and potential opportunities for growth, presenting findings to senior leadership. Ensure timely and accurate processing of student billing, payments, and collection of rent charges from Marymount units. Be a strategic partner in achieving the highest possible occupancy revenue through effective tenant management and consolidation practices, coordination of marketing and renewal strategies, networking with the local college community, and generating qualified traffic to secure rentals and maintain occupancy at or above 95%. Maintain a thorough understanding of Marymount’s payment options, procedures, and systems to provide students with effective and accurate financial guidance. Provide comprehensive and solution-oriented responses to student inquiries to ensure students are sufficiently informed of their financial responsibilities and payment options, including tuition assistance and understanding financial aid awards. Partner with the Student Financial Services team to ensure accuracy of student billing through monthly reconciliations and ad-hoc research and adjustments. Address inquiries and concerns related to financial matters promptly and effectively. Oversee and manage expenses related to student housing operations. Manage all aspects of compliance with Arlington County regarding affordable housing units, including processing applications, verifying income for affordable housing tenants, and maintaining complete and up-to-date tenant records. Work closely with the property management team on reassignments, maintenance billings, and other billables associated with administrative operations or facility-related functions. Establish and maintain strong relationships with local community partners, fostering connections with businesses, organizations, and local influencers to support marketing efforts and attract prospective tenants. Meet with the Director of Finance and Operations on a weekly basis to review administrative initiatives and all tenant delinquencies. Coordinate check-in and check-out procedures, process tenant room change requests, and maintain and update the student housing database and space allocation file. Perform all sales and leasing activities by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, and preparing lease and move-in packages. Manage the Marymount/Placemakr relationship, providing updates and responses to senior leadership requests on an as-needed basis. Adhere to accurate weekly and monthly reporting schedules. The position may require occasional evening and weekend hours. Required Qualifications Bachelor’s Degree from an accredited institution of higher learning or equivalent combination of education and experience. 3 years of university housing experience and/or relevant professional experience in an applicable role. Strong proficiency in Google Suite and Microsoft Office (Word, Excel). Preferred Qualifications Leasing management experience is strongly preferred. Experience with Yardi, eRez, or Star Rez is a plus. Previous experience in student accounts management. Master’s degree in Business Administration, Finance, or a related field. Knowledge, Skills, and Abilities Excellent interpersonal, oral, and written communication skills. Meticulous attention to detail with strong organization and project management skills. Ability to work in a positive manner with people from diverse backgrounds and cultures. Delivers results and has a strong sense of initiative and identifying best practices. Reliable, dependable, and willing to work weekends or varied hours as needed. Excellent leadership and team management abilities. Effective communication skills with diverse stakeholders.
