Project Manager (Construction Team)

A well-established real estate firm headquartered in Warren; NJ is seeking an experienced Project Manager (Construction) to join their team.

This position will work with the construction management team in the planning, executing, and close out of development, capital improvement, and tenant improvement projects in the firm’s national real estate portfolio.

Responsibilities :

• Work with the construction team to develop internal budgets or obtain external proposals to inform capital expenditure forecasts for potential acquisitions.
• Research zoning and applicable building codes for potential acquisitions to understand permitted uses, special requirements, and possible limitations to inform business plans.
• Coordinate with third party vendors to perform inspections and issue reports during due diligence periods.
• Visit properties as needed to evaluate various aspects of a building or site or assess the appropriateness of business plans and/or expenditure forecasts.
• Analyze third party reports including but not limited to property condition assessments, roof reports, zoning reports, environmental investigations, and fire sprinkler assessments and report pertinent information to the management team.
• Prepare budgets for development, capital improvement, and tenant improvement projects to inform potential leases under review.
• Facilitate competitive bid processes:
• Develop requests for proposals (RFPs)
• Coordinate contractor walk-through's.
• Review and level bids to assess completeness/value of proposals.
• Prepare bid summary reports and award recommendations.
• Prepare construction contracts for execution to govern construction projects.
• Monitor the progress of construction projects to ensure timely completion of work.
• Address any quality issues or deficiencies promptly and effectively.
• Maintain documentation of inspections, approvals, and permits.
• Provide oral and written updates to stakeholders.
• Serve as a primary point of contact for project-related inquiries from stakeholders.
• Facilitate regular project meetings to review progress, identify issues, and develop action plans.
• Prepare status reports, presentations, and other project documentation for internal and external stakeholders.
• Foster positive relationships with clients, consultants, contractors, tenants, and regulatory agencies

Experience and Qualifications :

• Bachelor’s degree in construction management, Engineering, Architecture, or a related field
• 2-5 years of experience in construction management, preferably working on industrial buildings/properties.
• Strong organizational skills with attention to detail and ability to multi-task
• Ability to read and understand construction plans and specifications.
• Proficiency in project management software and Microsoft Office Suite
• General knowledge of building codes, regulations, and construction processes
• Ability to work effectively in a fast-paced, dynamic environment.
• Knowledge and experience with entitlement/permitting processes.
• Outstanding work ethic and a team player who enjoys working in a collaborative environment.
• Capable of managing multiple projects simultaneously.
• High energy, proactive individual with an entrepreneurial mindset
• Excellent written and verbal communication skills
