District Manager

American Homes 4 Rent, LP ("AMH") is seeking a District Manager to oversee the daily operations of an assigned residential property portfolio within the given geographic market. The role includes acting as the corporate broker of record in major markets and driving portfolio profitability while aligning with company goals. Responsibilities Execute the strategic vision for the operation and enhance the profitability of the assigned district by using market knowledge and analysis to drive rental growth and maintain elevated levels of occupancy. Continuously assess assets in the portfolio for quality, marketability, performance, and fit, making recommendations on acquisitions and dispositions of assets to increase overall performance. Oversee the activities of the team; manage, train and coach individual employees, guiding them to reach their potential and providing constructive feedback for development. Monitor day‑to‑day operations including rent collection, customer service, tenant turn process, occupied maintenance, expense management, leasing activities, and HOA compliance, engaging with team members and support partners to meet goals. Ensure properties meet quality standards and recommend revenue‑enhancing improvements or dispositions. Analyze monthly financials to increase profitability and adhere to company budgets; make recommendations to regional management and assist in implementing new processes. Handle special‑case properties, including those with evictions, escalated customer service issues, disposition considerations, and potential legal issues. Implement resident retention programs; evaluate their efficiency and make recommendations for improvement. Qualifications Bachelor’s degree in real estate, finance, business management, or equivalent required. Minimum of five (5) years of experience in a general management role with full P&L responsibility, managing 8+ direct reports. Minimum of five (5) years of directly related progressively responsible experience in an operational or related role. Preferred experience in Property Operations, Real Estate, or Property Management. Experience with property management software a plus. State Real Estate License required within 60 days of start date. Valid driver’s license required. Excellent verbal and written communication, planning, budgeting, financial analysis, and organization skills. Strong leadership, employee development, relationship management, negotiation, conflict resolution, and problem‑solving skills. Ability to meet multiple deadlines, implement process improvements, use discretion and independent judgment. Ability to work in a team environment, pay close attention to detail, adapt to a changing environment and learn and utilize systems, processes, and technologies. Compensation Anticipated pay range: $100,553.00 to $125,668.00 annually. Actual starting base pay will be determined by geographic location, education, training, skills, and relevant experience.
