The HVAC Foreman will supervise and participate in the installation, maintenance, service and repair of air conditioning and refrigeration systems and equipment within the Leisure World of Maryland community.Essential Functions and Basic Duties of the position:Supervise and participate in the installation, maintenance and repair of HVAC systems to ensure that the work is performed in a fully satisfactory, safe and professional manner, in accordance with all job specifications and with the efficient and effective utilization of resources including staff, materials and budgetPlan, schedule and assign work to ensure proper distribution of work, adequate staffing and space for efficient performance of dutiesPrepare reports and analyses setting forth progress, adverse trends and appropriate recommendations or conclusions on assigned projects when requestedEstablish and/or assist in establishing preventive maintenance programs for air conditioning and refrigeration systems and equipment.Provide training and instruction to personnel on activities relating to air conditioning and refrigeration to ensure an acceptable work performance levelPerforms a variety of personnel management functions including interviewing job applicants, reviewing and maintaining current position descriptions, scheduling and approving time-off, conducting performance evaluations and making recommendations for associated merit increases. Prepares timecards for payroll submissionMakes recommendations and/or assists in personnel actions including, but not limited to, hiring, promotions, disciplinary action and termination. Approves requests for time-offResponsible for the cleanliness, maintenance and inspection of all vehicles assigned to the department(s)Responsible for material and supply needs in the department ensuring that sufficient materials and supplies are on hand in warehouse and vehiclesResponds to complaints from residents regarding the cost center for work performedControls expense of department within assigned budgetEnsures that work is performed in accordance with established safety procedures to include but not limited to; wearing appropriate shoes, gloves, and protective clothing as necessaryEnsures that hazardous material is disposed of properlySupervisory Responsibility:The HVAC Foreman manages subordinates assigned to the HVAC departments. The Foreman is responsible for the overall direction, coordination, and evaluation of these departments and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
