Project Manager, Cost Controls

Position : Project Manager, Cost Controls Position Description : DBI Projects is seeking to bring on a Project Manager capable of managing capital projects across all stages. A desire to be heavily involved with all aspects of design, construction, and finances (leading management of budgets, invoices, and monthly cost reporting) is required. Required Experience & Skill : Project Managers are the core team members of DBI Projects. Day‑to‑day responsibilities include client interaction, project team coordination, contractor and schedule management, budget management, and other project‑related activities to ensure successful and timely completion of the project. The Project Manager will report to DBI Principals, Project Directors, and/or Senior Project Managers. Prospective applicants should have 4-7 years of experience in architecture, engineering, construction management or related practices with experience supporting project delivery. This experience should include direct involvement in: Site supervision and construction administration Coordinating between or with A/E teams and contractors Schedule and budget management Managing a team of 1-3 in collaboration with leadership Key capabilities include: Proficiency in MS Office (Word, Outlook, PowerPoint, and Excel) Adobe Create Suite (InDesign, Illustrator, and Photoshop) Knowledge of AutoCAD and Bluebeam Construction scheduling programs such as MS Projects What You'll Do : Lead all facets of project management (budget, schedule, procurement, quality & risk) at every project stage including pre‑development, planning, design, construction, occupancy, and closeout. Consistently monitor the project schedule, tracking all project progress and optimizing the sequencing needed to execute a project efficiently, meeting approved timelines, budgets, and project objectives. Understand, produce, and oversee production of all key project documents including schedule, budget, phasing, drawings, contracts, leases etc. from concept through completion and delivery. Manage high‑level client interactions, day‑to‑day client expectations, anticipate clients’ needs, and lead complex client meetings. Leverage external project team members, experts, and consultants to provide most accurate information to clients. Read and review design drawings for general layout and high‑level scope; and produce a written narrative documenting scope. Navigate drawings and understand the tags, callouts, and drawing references. Manage the project budget including construction costs, FF&E, soft costs, contingencies, etc.; monitoring budget for any potential challenges, changes, and priorities; produce complete requisitions for clients and lenders with all required documentation and organization. Independently review all invoices against project realities and agreements including (but not limited to) work in‑place, general compliance, billed to date, change orders, reimbursables, insurance, lien waivers, etc.; prepare detailed and complete monthly budget reports using format as dictated by the client; monthly bank requisitions and reconciliations Manage contracts, change orders, and contingency logs on a daily basis. Interact with contractors, suppliers, consultants and vendors regarding all aspects of A/P, A/R, invoicing, contract compliance, etc. Execute all work with the highest expectations of quality, accuracy, timeliness and care across multiple projects. Prepare clear and actionable emails, updates, and follow ups.
