Leasing Manager - Elan Union Market

Overview Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Key Responsibilities Ensures achievement of revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, inventory, pricing and concessions, and monitoring daily leasing activities. Stays informed about market and competitor conditions and develops short‑ and long‑term marketing plans and creative strategies to sustain occupancy. Creates print and internet advertising strategies using available technology and company software to generate sales and leasing reports. Collaborates with maintenance to ensure the property meets appearance and safety standards; conducts inspections and merchandising to boost sales. Participates in the leasing process: generates traffic, qualifies prospects, prepares lease documentation and facilitates move‑in procedures in accordance with policies. Reviews financial and operational reports, identifies issues impacting leasing performance and implements solutions. Presents marketing and leasing strategies to owners, clients and managers. Oversees lease renewal program including resident communications and move‑out assistance. Responds promptly to resident and client concerns, documenting and resolving issues. Recruits, hires, trains and manages the leasing team according to company policies. Required Licenses and Certifications All state and local licenses and certifications required for the position. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop and climb ladders; reach, carry objects and crawl in confined spaces. Work in all weather conditions; push, pull, lift up to 25 lbs independently and 50 lbs with assistance. Flexible schedule with occasional evening, weekend or holiday calls and travel to other properties. Compensation Hourly rate $28.00 – $30.00. Eligible for quarterly or annual bonus (corporate) or weekly, monthly or quarterly bonus (onsite). Benefits Medical, dental, vision and disability & life insurance.
