Commercial Property Accountant

Harbor Commercial Partners is a Charleston-based commercial property management firm looking for a Property Accountant to own the full accounting cycle across our commercial portfolio. This is a senior, hands-on role — you'll manage financial reporting, cash flow, AP/AR, month-end close, and CAM reconciliations, and you'll direct the work of a bookkeeper supporting the portfolio. Role Description Review and approve accounts payable batches, process non-routine or complex payables directly, and authorize check disbursement. Review each property’s GL and bank reconciliations for accuracy; direct corrections and posts adjusting entries. Monitor cash flow for each property to ensure adequate funds for taxes, insurance, operating expenses, and security deposit obligations prior to disbursement. Ensure owner distributions are executed per agreement or approved budget and recorded accurately in the GL. Calculate PM, project management, and startup fees; approve and direct issuance of corresponding checks. Prepare annual financial reports; coordinate 1099s, K-1s, property tax payments, and landlord correspondence. Develop and finalize annual budgets; review budget-to-actual variance monthly. Perform CAM reconciliations and calculate true-up amounts; direct collection of supporting documentation. Review bookkeeper's rent posting and tenant ledgers for timeliness and accuracy; resolve discrepancies. Oversee monthly, quarterly, and annual close processes for all portfolios, including review of bookkeeper work. Maintain compliance of security deposit escrow accounts with terms and regulations to ensure fund segregation. Direct and review the day-to-day work of the bookkeeper; ensure compliance with accuracy standards. Additionally, support the company's internal accounting needs, including correspondence with the fractional controller and CFO. Qualifications Minimum 5 years experience in Finance and Management Accounting in a commercial real estate or property management environment. Proficiency with QuickBooks and Yardi (or comparable property management software) Strong knowledge of Financial Statements and Financial Reporting, including preparation, review, and variance analysis. Demonstrated Analytical Skills, with the ability to interpret financial data, identify trends, and provide clear recommendations. Bachelor’s degree in Accounting, Finance, or a related field, or equivalent practical experience. Strong attention to detail, organizational skills, and the ability to manage multiple deadlines in a part-time hybrid environment. Effective written and verbal communication skills, with the ability to collaborate with property managers, owners, and external partners. Familiarity with lease accounting, CAM reconciliations, and local tax or regulatory requirements for commercial properties is a plus. #J-18808-Ljbffr J.Pavlunenko Consulting
