Regional Property Manager- South Carolina

Position: Regional Property Manager - South Carolina Location: Greenville, SC Job Id: 2105 # of Openings: 2 Job Summary The Regional Property Manager will help develop and oversee a portfolio of multi‑family residential communities. This position will work closely with TAM's Leadership to provide consistency in operations throughout the portfolio and serve as a single point of contact for our clients. The Regional Property Manager will have direct property oversight in addition to assisting and directing Property Managers in the portfolio. Responsibilities Operations - Ensuring the smooth running of each community in partnership with the Asset Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Customer service - Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitability. People development - Developing, mentoring, leading, and managing a high‑performing, cohesive team, including leasing, customer service, maintenance and management personnel, in order to maximize their engagement and minimize turnover. Marketing - Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs. Leading by example - Instilling, maintaining and modeling the TAM Residential mission to be the best national management company. Supervise day‑to‑day operations of entire on‑site team, ensuring that all TAM Residential policies and procedures are being followed. Maintain effective on‑site staff through interviewing, hiring, and terminating as necessary. Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow‑up. Manage and maintain all aspects of overall community budget and finances. Work with leasing staff to ensure that leasing/marketing goals are being met. Maintain positive relations with all community vendors. Coordinate special projects as requested by supervisor. Perform any other related duties as required or assigned. Qualifications High school diploma, Bachelor’s degree preferred 5+ years of on‑site property management experience; multi‑unit experience a plus. Experience with underwriting, and acquisitions Proven third party multi‑family property management business development success Experience managing and developing staff Experience in writing and maintaining budgets Proficient in Entrata or other similar property management software General office, bookkeeping and sales skills Must be detail oriented and able to focus with frequent interruptions Maintains confidence and protects operations of business by keeping information confidential LIHTC experience is a plus Location Requirement Candidates must currently reside in South Carolina, preferably Columbia or Greenville. Required Licenses and Certifications Industry designations a plus Working Conditions Ability to operate in an open work area with moderate everyday noise. Ability to work from multiple locations. Ability to perform other duties as required. Travel Requirements Must be able to travel to multiple property locations on a regular basis Must be able to travel to offsite locations as needed for meetings, training, etc. MVR Requirement Must maintain a valid driver’s license, acceptable Motor Vehicle Record (MVR), and current auto insurance when operating a vehicle or motorized equipment for company business. Employment in this role is contingent upon meeting company driving standards. Benefits Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company‑sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full‑time associates are eligible to accrue paid time off (PTO) and holiday pay.
