Through Marketech International Corporation USA, we support major semiconductor and industrial projects across the United States.Job Overview Marketech International Corporation USA is seeking a dependable, organized, and hands-on Facilities Manager to manage facility operations, maintenance activities, vendor services, and workplace-support needs within a semiconductor and industrial project environment. This position is responsible for the overall condition, functionality, safety, and operational readiness of MICU buildings, offices, trailers, storage areas, vehicles, tools, and related facility spaces. The Facilities Manager will establish maintenance priorities, oversee preventive-maintenance programs, coordinate vendors and contractors, manage facility-related projects, maintain records, monitor expenses, and perform or support hands-on maintenance when appropriate. Although this role may not initially have direct reports, it operates with manager-level responsibility and serves as the primary owner of facility maintenance operations. The Facilities Manager will provide direction to vendors, contractors, and internal stakeholders and will be accountable for ensuring maintenance work is completed safely, efficiently, within budget, and according to company expectations. The ideal candidate has strong facility or building maintenance experience, proven vendor and project coordination skills, working knowledge of plumbing, HVAC, electrical, mechanical, and vehicle maintenance, and the ability to independently manage multiple facility priorities.Key ResponsibilitiesFacilities Operations ManagementManage day-to-day facility operations for MICU buildings, offices, trailers, storage areas, vehicles, and related support spaces.Serve as the primary point of contact for facility maintenance, repair, safety, and workplace-support needs.Assess maintenance requests, determine priorities, assign appropriate resources, and ensure timely resolution.Develop, implement, and maintain preventive-maintenance schedules for facilities, vehicles, equipment, and building systems.Establish facility-maintenance standards, inspection routines, service expectations, and documentation requirements.Monitor the overall condition, safety, cleanliness, functionality, and operational readiness of assigned facilities.Identify recurring facility concerns and develop short-term and long-term corrective-action plans.Coordinate maintenance activities to minimize disruption to employees, visitors, and project operations.Provide regular facility status updates, risk summaries, and recommendations to company leadership.Maintenance and Repair OversightOversee routine inspections, preventive maintenance, corrective repairs, and emergency maintenance activities.Evaluate maintenance concerns involving plumbing, HVAC, electrical, mechanical, building, trailer, vehicle, and general facility systems.Perform or assist with minor repairs and hands-on maintenance tasks within approved scope.Determine when repairs can be completed internally and when licensed contractors or specialized service providers are required.Coordinate HVAC inspections, filter replacements, thermostat issues, and routine system maintenance.Oversee basic plumbing, electrical, mechanical, and vehicle-maintenance activities.Ensure complex repairs, system failures, safety concerns, or urgent maintenance issues are escalated and resolved appropriately.Verify that completed repairs meet quality, safety, and operational expectations.Develop replacement recommendations for aging, damaged, or unreliable facility equipment.Vendor and Contractor ManagementIdentify, evaluate, and coordinate qualified maintenance vendors, contractors, and service providers.Obtain and review quotes, service proposals, schedules, and repair recommendations.Coordinate vendor access, site requirements, safety expectations, work schedules, and service completion.Provide direction to contractors and vendors regarding maintenance priorities and expected outcomes.Monitor vendor performance, quality, responsiveness, cost, and compliance with company requirements.Verify completed work and address incomplete, delayed, or unsatisfactory services.Maintain vendor contact information, agreements, insurance records, quotes, invoices, warranties, and service histories.Develop and maintain effective working relationships with property representatives, landlords, contractors, and internal departments.Recommend vendor changes, service agreements, or purchasing decisions when appropriate.Facility Projects and Workplace SupportPlan and coordinate facility-improvement projects, office setups, trailer installations, relocations, renovations, and equipment moves.Develop project scopes, schedules, budgets, and completion plans for assigned facility projects.Coordinate facility needs for new employees, departments, project teams, and changing operational requirements.Support space planning, furniture placement, equipment installation, and workplace organization.Coordinate building access, utility needs, maintenance shutdowns, and service interruptions.Ensure facility projects are completed according to schedule, budget, safety requirements, and business needs.Communicate project progress, risks, delays, and completion status to affected stakeholders.Support emergency preparedness, continuity planning, and facility-response activities.Budgeting and Cost ManagementDevelop, monitor, and manage facility-maintenance and operating expenses.Review repair costs, vendor invoices, service agreements, material purchases, and equipment expenses.Obtain competitive quotes and evaluate cost-effective maintenance and replacement options.Track facility spending and identify opportunities to reduce costs without compromising safety or reliability.Maintain accurate expense records and provide budget updates to management.Support annual facility-budget planning and capital-improvement recommendations.Review recurring costs and recommend changes to vendors, contracts, equipment, or maintenance strategies.Ensure facility purchases comply with company approval and procurement requirements.Reporting and DocumentationMaintain accurate records of inspections, repairs, preventive maintenance, projects, vendor services, warranties, and facility expenses.Develop and maintain maintenance logs, inspection checklists, work-order tracking, service schedules, and facility reports.Prepare daily, weekly, monthly, and ad hoc facility reports as required.Track open maintenance items, responsible parties, deadlines, and completion status.Document facility risks, recurring issues, corrective actions, and replacement recommendations.Use Microsoft Word, Excel, PowerPoint, email, and company systems to support reporting and analysis.Maintain organized records for facility equipment, vehicles, keys, access items, permits, and service agreements.Provide leadership with clear summaries of facility conditions, priorities, costs, and upcoming needs.Tool, Equipment, Vehicle, and Inventory ManagementManage inventory for tools, equipment, maintenance supplies, facility materials, and replacement parts.Establish tracking processes for assigned tools, equipment, vehicles, and maintenance assets.Monitor availability, location, condition, usage, inspection status, and replacement needs.Ensure tools, materials, and equipment are stored safely and efficiently.Investigate and report missing, damaged, defective, or unsafe tools and equipment.Coordinate supply purchases, restocking, receiving, staging, and distribution.Develop recommendations for equipment replacement, standardization, and inventory controls.Maintain vehicle-maintenance schedules, inspection records, repair documentation, and service coordination.Safety, Compliance, and QualityEnsure facility operations comply with company safety policies, site procedures, PPE requirements, and applicable regulations.Conduct routine facility inspections and identify unsafe conditions, maintenance risks, and compliance concerns.Coordinate corrective actions for facility-related safety findings.Maintain clean, organized, and safe buildings, trailers, workspaces, storage areas, and maintenance areas.Ensure vendors and contractors follow company and site-specific safety requirements.Support emergency-response planning, fire and life-safety inspections, access control, and workplace-readiness activities.Maintain required facility documentation, inspection records, and corrective-action logs.Promote a proactive safety, quality, accountability, and continuous-improvement culture.Cross-Functional LeadershipPartner with Human Resources, Operations, Project Management, EHS, IT, Finance, Procurement, and other departments on facility-related needs.Provide manager-level direction and coordination even when direct reports are not assigned.Lead facility meetings, maintenance reviews, vendor discussions, and project updates.Communicate professionally with employees, supervisors, executives, vendors, contractors, and property representatives.Establish clear expectations, deadlines, and follow-up actions for facility-related work.Resolve competing priorities using sound judgment, business needs, safety considerations, and operational impact.Act as the company's primary internal resource for assigned facility matters.Demonstrate ownership, urgency, accountability, discretion, and consistent follow-through.Required QualificationsHigh school diploma or GED equivalent.Five or more years of experience in facilities management, building maintenance, property maintenance, industrial maintenance, construction support, or a related field.Experience independently managing facility maintenance, repairs, vendors, contractors, or service providers.Working knowledge of plumbing, HVAC, electrical, mechanical, building, vehicle, and general facility systems.Experience developing or managing preventive-maintenance schedules.Experience obtaining and reviewing quotes, coordinating repairs, and monitoring service completion.Experience managing multiple facility priorities, projects, and deadlines.Strong computer skills, including Microsoft Word, Excel, PowerPoint, Outlook, and electronic recordkeeping.Strong organizational, documentation, communication, customer-service, and problem-solving skills.Ability to evaluate facility risks, prioritize work, and make independent decisions.Ability to perform or support hands-on maintenance and general labor tasks as needed.Ability to communicate effectively with vendors, employees, supervisors, and company leadership.Ability to work independently with limited day-to-day supervision.Valid driver's license.Preferred QualificationsAssociate degree, technical certification, or additional training in facilities management, construction management, HVAC, electrical, mechanical systems, or a related discipline.Experience managing semiconductor, manufacturing, cleanroom, construction, warehouse, or industrial facilities.Experience supporting multiple buildings, trailers, offices, vehicles, or project locations.Experience developing facility budgets, tracking expenses, or reviewing vendor invoices.Experience coordinating facility-improvement projects, relocations, renovations, or equipment installations.Experience with computerized maintenance-management systems, work-order systems, or asset-tracking platforms.Knowledge of workplace safety, emergency preparedness, building inspections, or regulatory-compliance requirements.Experience managing service agreements, warranties, maintenance contracts, or property-management relationships.Bilingual English and Mandarin Chinese combination of facilities management, administrative work, vendor coordination, project oversight, inspections, and hands-on maintenance within active semiconductor, industrial, construction, office, trailer, storage, and facility-support environments. The Facilities Manager may work around tools, vehicles, maintenance materials, mechanical equipment, building systems, active work zones, offices, trailers, and storage areas. The position requires the ability to wear required personal protective equipment and follow company and site-specific safety procedures.
