JOB DESCRIPTION
Reports to: AdministratorDirector of Plant Operations
PURPOSE OF JOB POSITION
The primary purpose of the job position is to direct the overall operation of the Maintenance, Groundskeeping, Housekeeping, Laundry, Safety and Security, Transportation and Telephone Communications Service in accordance with the organization's plans and policies.
The Director of Plant Operations position requires an unrelenting positive and friendly attitude toward residents, staff and guests, a personal, humanistic style, and willingness to:

*1. Plan, organize, staff, direct and coordinate the activities of assigned departments: Plant Operations, Maintenance, Groundskeeping, Housekeeping, Laund1y, Security, Transportation and Telecommunications.
- Report on the status of assigned department operations to the Avery Heights Chief Operating Officer on a regular basis.
- Direct all plans and activities toward fulfillment of the Church Homes, Inc. Mission and Operating Plan.
- .Executes a program of work orders/requests to maintain facilities, equipment, vehicles and resident property in good repair.
- Acts as liaison between Church Homes, Inc. and outside contractors. Evaluates whether work requires outside contractor or can be done in-house. Schedules and coordinates work to be done. Ensures outside services are properly completed and supervised in accordance with contract/work orders. Contract work includes but is not limited to the following:
- Interior & exterior facility and room painting.
- Roof repairs.
- Boiler repairs & cleaning.
- A/C start-up and repairs.
- Refrigeration repairs.
- f. Elevator maintenance & repairs.
- g. Fire alarm and sprinkler systems inspection & repair.
- h. Domestic water & sewer system repairs.
- i. Fire hydrant & Water lines on the property.
- j. . Security services.
- k. Vehicle repair centers.
- l. Telephone & voice messaging communications.
- m. Seasonal Landscaping.
- Serves as Safety Officer.
- Safety Committee
- Buildings/Grounds audit committee
- Environmental rounds sub- committee.
- Life safety/ Fire drill evaluation sub- committee.
- Manages medical equipment
- Hazardous waste management
- Emergency preparedness and disaster subcommittee
- Oversees Utilities Systems
- Infection Control.
- Quality Assurance.
- Staff and resident security.
- Patient care policy review.
- Cottage Council.
- Various resident activities.
- Safety Committee
- Develop short - and long-term operating goals for all departments.
- Develop and submit fiscal budgets.
- Manage actual expenses in accordance with budget.
- Maintains proper levels of consumable supplies, such as:
- Fill out purchase orders and contacts vendors to place orders.
- Compare pricing using group purchasing plan when feasible.
- Checks merchandise against purchase orders and shipping slips.
- Codes invoice/bill for payment and submits to finance office for payment.
- Keeps inventory listing with vendor, quantity, pricing and other pertinent information.

- Supervises, instructs and, if necessary, disciplines personnel.
- Educate staff in facility and department policy.
- Review of complaints and grievances.
- Make necessary oral/written reports to Administrator.
- Document verbal and written warnings, suspensions and terminations.

14. Performs all other duties as assigned by Administrator. PERSONNEL POLICIES AND PROCEDURES

- Engages in no activities that are not directly related to the facility's mission and the orders of the management staff. This includes prohibition of solicitation of funds for other organizations, sales or recruiting memberships in other organizations.
- Demonstrates courteous behavior through respectful and polite communication with all residents and co-workers.
- Assist individuals with information whenever requested or when individuals appear in need of help.
- Ensures that all documents or records, including medical records, billing statements and cost reports, which you prepare contain only accurate and truthful information.
- Respects the residents’ and client's rights to confidentiality, privacy, safety, security and freedom of abuse and discloses information only for professional purposes.
- Uses time, materials and facilities solely for business.
- Comply with applicable state and federal laws and proessional standards of conduct.
14. Attends required in servicing for the job responsibilities and duties, including learning
applicable laws and standards.
15. Does not accept gifts or gratuities from residents, visitors, vendors, consultants or
others doing business with Church Homes, Inc.
- Must have a minimum of five (5) years experience in a supervisory capacity, m a maintenance/plant related position.
- Must be knowledgeable in boilers, compressors, generators, etc., as well as various mechanical, electrical and plumbing systems.
- Ability to read and interpret blueprints.
- Knowledgeable in building codes and safety regulations.
- Verbal ability is required to express ideas and views effectively when speaking to various groups, staff and general public.
- Must be able to gather and analyze data contained in reports.
- Numerical ability is required to evaluate statistical data and to make various computations in planning operations and budget.
- Clerical ability is necessary to read reports and utilize data accurately for other purposes.
- Organizational ability to plan and control the total activity of the facility and the activities of all its personnel.
- Ability to relate to people in a manner so as to win confidence and establish support.
- Flexibility to adjust to changing conditions and the various details of the job.
- A basic understanding of the principles of human psychology and behavior, group dynamics, communications and interpersonal relationships.
- A working knowledge of all governmental (Federal State and local) roles and regulations pertinent to the operation of licensed long tern1 care facilities and retirement housing.
- A working knowledge of financial operations including budgeting, billing, collections, purchasing, payroll and inventory control.
- A basic understanding of physical plant operations including building design and construction, energy management and preventative maintenance.
- A working knowledge of the principle of personnel management, labor relations and community relations.
- A range of expe1iise that compliments and extends the management capability of the Administrator.
- Must have computer literacy skills.
- Other management functions as assigned by the Administrator.
Physical
I. Strength: Ability to meet OSHA requirements for lifting and be able to handle fire fighting equipment.
- Manual Dexterity: Must be able to use power and other tools.
- Coordination: Must have good hand/eye coordination required to use small tools.
- Mobility: Must be able to climb ladders, enter confined spaces, walk, squat, run, reach and sit.
- Speech: Must be able to articulate instructions clearly and accurately to subordinates, vendors, peers and contractors.
- Emotional Stability: Must deal with changing priorities, emotionally upset residents, emergency situations, multiple tasks and varied customer base while maintaining a professional manner at all times.
Sensory
1. Vision: Must possess good vision so as to notice changes in physical plant or inspect problem areas.
2 Hearing: Must be able to discriminate between normal physical plant sounds and abnormal physical plant sounds.
3. Smell: Must be able to detect smoke, chemical and foul odors as a trouble-shooting tool.
Cognitive
I. Concentration: Able to focus on immediate problems despite interruptions and/or emergency/dangerous situations.
- Attention Span: Must be able to concentrate on a task from minutes to hours depending on situation.
- Conceptualization: Must be able to plan and organize several projects at once and how they inter-relate.
- Memory: Must be able to memorize essential physical plant safety protocols so action can be taken quickly in emergencies.
- Works in a clean, well-lighted, well-ventilated building space.
- Has an adequate office, offering access to physical areas of the operation.
