Leasing Specialist

Role The Leasing Specialist is responsible for leasing, marketing, and maintaining positive resident relations within the community. This role requires a high degree of professionalism and positive engagement with residents and the workforce. Key Accountabilities Greet and qualify all prospects. Record all telephone and in-person visits on guest cards. Inspect models and available units, communicate related service needs to the Community Manager. Apply model knowledge to prospect needs, communicate features and benefits, and close the sale. Assist prospect in completing application and securing deposit according to company procedures and Fair Housing requirements. Update availability report, process applications for approvals. Ensure apartment readiness for resident move-in on agreed date. Follow up on prospects that did not close and attempt to close the sale again; if unable, refer them to sister communities. Obtain new resident signatures on appropriate paperwork and orient new residents to the community. Assist in monitoring renewals, distribute and follow up on renewal notices. Type leases, complete paperwork, and input data into Yardi accurately and timely. Maintain current resident files and distribute company/community notices. Maintain accurate monthly commission records on leases and renewals for bonus purposes. Assist management with various tasks as required. Consistently implement community policies. Receive residential calls and visits, listen to requests, concerns, comments. Quickly complete maintenance service requests and inform maintenance team. Answer resident questions about community, repairs, rent, rules. Follow up on unresolved matters in a timely manner. Ensure maintenance repairs are handled satisfactorily and update residents daily. Maintain open communication with Community Manager and Maintenance Supervisor. Contribute to cleanliness and curb appeal on a continuing basis. Assist in planning resident events and serve as host as directed by the Community Manager. Conduct business in accordance with company policies, procedures, Fair Housing, the Americans with Disabilities Act, and all other laws pertaining to the apartment industry. Under direction of Compliance department and the Community Manager, manage compliance file maintenance where applicable. Qualifications 2+ years of sales and/or customer relations experience. Experience with low‑income housing & tax credit highly desired. Bilingual (English & Spanish) highly desired. Thrives in a fast‑paced environment. Flexible schedule may include evenings and weekends. Solid computer knowledge (Windows, Word, Excel, internet, e‑mail). Working knowledge of Yardi Voyager Property Management software. Physical Demands & Working Conditions Essential staff required to report to work and adhere to all safety protocols. Frequent sitting and walking. Repetitive use of computer, keyboard, mouse, phone. May work at elevated sites and uneven ground. Occasional squatting, bending neck/waist, twisting neck/waist, pushing, pulling.
