Senior Tax Analyst - Real Estate Appeals

Job Summary

Manage and implement real estate tax appeal strategies to reduce the Company's real estate tax burden and risk. Manage real estate tax litigation across the country and manage outside counsel. Collaborate with internal and external stakeholders to support and facilitate the real estate tax appeal process. Collect, analyze, and maintain assessment, valuation, and tax rate data for assigned jurisdictions and develop business cases for real estate tax appeals. Determine when appraisals are necessary using a cost/benefit analysis, engage third-party appraisers, and evaluate appraisal reports and supporting documentation. Provide timely responses to litigation discovery requests, information requests, including tax estimates, projections, quarterly status updates, invoicing, and appeal results. Utilize and maintain the real estate tax appeal database and leverage technology solutions, including SAP and other enterprise systems, to analyze property tax data and support decision-making. Monitor and research appeal rules/regulations, statutes, legislative changes, and case law and communicate potential business impacts to key stakeholders. File and perform property tax appeals in-house where permitted and represent the Company during site inspections, settlement negotiations, mediations, hearings, depositions, and court proceedings as needed. Serve as a technical resource on cross-functional teams by providing real estate tax expertise, data-driven insights, and recommendations. Utilize AI-powered productivity tools, including Microsoft Copilot, to enhance research, reporting, workflow efficiency, and analytical capabilities while supporting continuous process improvement.

Job Responsibilities

• Prepares tax filings and/or responses to tax auditor inquiries and analyzes various tax laws, regulations and procedures.
• Responsible for implementing projects related to tax filings and audits. Analyzes and summarizes tax information and prepares reports.
• Collaborates with internal departments and external consultants, as required.
• Serves as the tax liaison to business units/subsidiaries.
• Assists and participates in the transition planning and implementation of procedures for new tax processes.
• Provides changes or enhancements to ensure “best practice” policies and procedures to gain synergies across all lines of business units.
• Supports team in the formulation of analyses and recommendations relating to assigned tax area.
• Participates in projects and process improvements for the department.
• Mentors and develops tax analysis.
• Third party audit requests are in compliance with government regulations and contract terms. Addresses issues / claims and corrects error root-causes.
• Maintains active communication of tax results and issues.
• Assists and participates in mergers & acquisitions, and tax planning initiatives.

Basic Qualifications

• Bachelor’s degree and at least 1 year of experience with public accounting, corporate tax and/or accounting at a firm, State department of revenue or company OR a high school diploma/GED and at least 4 years of experience with public accounting, corporate tax and/or accounting at a firm, State department of revenue or company.
• At least 1 year of experience analyzing and reporting financial data.
• Intermediate level skill in Microsoft Excel (for example: using SUM function, setting borders, setting column width, inserting charts, using text wrap, sorting, setting headers and footers and/or print scaling).
• Willing to travel up to 10% of the time for business purposes (within state and out of state).

Preferred Qualifications

• Bachelor’s degree and at least one to three years experience working in real estate tax appeals, real estate appraisals, or real estate tax assessments.
• Intermediate to high skill level in Microsoft Excel, PowerPoint, Word and AI.
• Willing to travel for business purposes (within state and out of state).
• Ability to work independently as part of a high-volume team.
• Ability to communicate clearly, concisely, and timely to partners in the tax department, property tax payments, finance, real estate, law, and government relations.
• Ability to work in office at least four days a week.

Salary Range: $65000 - $113750 / Salaried
