Title Search Specialist

We are seeking an experienced Title Research Specialist with a strong background in utility and public works projects. This role is responsible for performing detailed title searches, analyzing title reports, and verifying property ownership across complex, multi-parcel projects.

Key Responsibilities

• Perform comprehensive title searches for infrastructure and public works projects, including:

1. Easement searches
2. Right-of-way acquisitions
3. Road widening and multi-parcel projects (ranging from single parcels to 100+ property searches)

• Review and analyze title reports, including exception schedules
• Verify current property ownership and identify any discrepancies
• Examine deeds, liens, encumbrances, and other land records
• Compile and assemble detailed title reports for client delivery
• Ensure accuracy, completeness, and compliance with state-specific requirements
• Work closely with internal teams to meet project deadlines and deliverables
• Manage multiple projects simultaneously in a deadline-driven environment

Qualifications

• Minimum 5+ years of title research experience required
• Specific experience supporting utility companies and/or government/public works projects required
• Proven experience handling multi-parcel and large-scale infrastructure projects preferred
• Working knowledge of land records and title practices in: New Jersey, New York, and Pennsylvania
• Strong expertise in title research, including:

1. Title reports and exception review
2. Ownership verification
3. Easements, rights-of-way, and land use restrictions
