Leasing Consultant

Asset Living is a third-party management firm that oversees multifamily, single-family, affordable housing, build-to-rent, active adult, and student housing properties across the United States. The Leasing Consultant will handle all aspects of leasing, marketing, and resident relations for a portfolio of properties. Essential Duties & Responsibilities Property Leasing and Administration Regular/daily onsite attendance is required Show, lease, and move-in prospective residents; greet, qualify, tour the community, and sign leases. Conduct all functions necessary to close a lease, including appointments, lead generation, tours, model unit maintenance, and follow-up. Complete all leasing paperwork prior to move-in. Assist with lease audits, unit walkthroughs, and move-in turn process. Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours. Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and meet or exceed leasing goals. Perform various administrative tasks as needed. Address resident complaints, concerns, and requests to ensure satisfaction. Assist in developing resident retention programs such as events, promotions, and newsletters. Contribute to the upkeep and cleaning of office, common areas, and model units. Assist in implementing the annual marketing plan and outreach activities. Review and complete market surveys/analysis to generate ideas and plans. Maintain thorough product knowledge of the property, competitors, and market conditions; complete weekly market survey reports. Deliver excellent customer service and monitor service request turnaround and responsiveness. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce community policies as delegated by the immediate supervisor. Education & Experience High school diploma or equivalent. Basic computer skills and ability to perform all on-site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly move about, communicate with others, repeat wrist, hand, or finger motions. Ascend/descend ladders, stairs, scaffolding, ramps, step stools; stand or sit for prolonged periods. Occasionally move self in various positions; work in tight or confined spaces, overhead positions; adjust or move objects up to 25 lbs.; lift or place objects up to 25 lbs.; operate machinery, power tools, vehicles, or golf carts; assess accuracy, neatness, and thoroughness; identify and inspect objects. Work overtime, weekends, night hours (emergencies), in extremely low or high temperatures, outdoor environments such as precipitation and wind, small or enclosed spaces, hazardous chemicals, flat or non-flat terrain. Compensation & Benefits Salary range: $16.00 per hour to $18.00 per hour.
