Job Details Location: Rolling Green - Sarasota, FL 34234. Type: Full Time. Salary Range: $20.00 - $21.00 per hour. Category: Leasing. Benefits 16 days of paid time off and 7 paid holidays in the first year. 401(k) Program with up to $5,250 in company match annually; including 150% match on the first 3% you contribute and 50% match on contributions between 4% and 10%. Rental discounts: 20% for all full‑time team members and 50% for resident maintenance positions. All team members are eligible to participate in performance and role‑specific bonus programs. Essential Functions Perform daily tasks essential to leasing an apartment home, including: Prepare property for business by completing Morning Merchandising; walk property, adjust or report items requiring attention; ensure apartments, clubhouse, common areas, and amenities are clean and welcoming. Respond timely to prospective resident inquiries. Encourage prospective residents to schedule tour appointments, showcase floorplans, tour amenities, share community features. Determine needs of prospective residents and explain how the community fulfills them. Explain available lease options such as bundle packages and encourage enrollment. Discuss application qualifications, move‑in cost, promotions, specials, and monthly rental amount. Create urgency and secure an application from each interested prospective resident. Initiate timely follow‑up with prospective residents who do not immediately apply. Maintain thorough product knowledge of your community and surrounding communities. Shop competing communities to be prepared when prospective residents cite them for comparison. Represent the organization to residents, prospective residents, and the community; practice exceptional customer service; resolve resident concerns with courtesy, urgency, quality and consistency. Initiate outreach marketing to local businesses and build effective business relationships. Support the Café Application and Recertification teams by ensuring prospective residents and residents timely submit documents and information to the corresponding Café specialist; notify future residents of application approval, collect deposit balance, assign unit. Inspect apartment homes prior to resident move‑in to ensure adherence to standards; report items requiring attention. Ensure proper execution of leases and related documents by working with the Centralized Analytics Team and the new/renewing resident; collect necessary information, documents and monies. Encourage residents to renew; for those moving out, obtain necessary documentation, schedule inspections, communicate related information, collect final payment, applicable fines or fees, and provide move‑out procedures. Address resident‑related damages and policy violations; ensure proper communication and collect fines and damage fees. Assist in implementing and executing resident activities including after‑school programs, resident retention events, training programs, and required resident service functions. Complete required inspections and other administrative work for the community as directed. Work schedule may include evenings, weekends, and non‑scheduled support to address issues requiring immediate attention. Qualifications General knowledge of business; High School Diploma or equivalent required. Strong customer service, verbal and written communication skills. Demonstrated customer service or sales experience. Property management leasing experience is preferred. Demonstrated problem resolution work experience.
