LIVE-IN BUILDING SUPERINTENDENT(Requirement to Live on Site is Non Negotiable)

60-Unit Luxury Residential Property – Groton, Connecticut

Compensation:

• Base Pay: $35,000 – $65,000 (depending on experience)
• On-site Housing: 1BR/1BA Apartment (Valued at ~$22,000/year)
• Total Compensation Potential: Up to $87,000
• Recently Converted to Luxury Residential
• All New Construction

Employment Type: Full-time, Live-In (Must Reside On-Site)

About the Role:

Join our team as a full-time, live-in Building Superintendent overseeing a 60-unit residential property converted from a hotel. The ideal candidate is a hands-on problem solver experienced in multiple trades, able to handle everything from maintenance to vendor coordination.

Responsibilities:

• Daily building operations and maintenance of 60-unit property.
• Perform or coordinate repairs: HVAC/heating & cooling, carpentry, painting/drywall, tiling, light plumbing/electrical.
• Supervise vendors and contractors for major building systems.
• Handle emergency repairs and ensure code compliance.
• Maintain inspection logs, preventive maintenance schedules, and resident service requests.
• Collaborate with ownership and management to maintain property standards.

Requirements:

• Must live on-site full-time in provided 1BR/1BA apartment.
• Minimum 5 years' experience in property maintenance or superintendent role.
• Skilled in at least two trades (HVAC, carpentry, painting, plumbing, or electrical).
• Excellent communication and problem-solving abilities.
• Valid driver’s license; background check required.
