Building Engineer Hourly Wage The hourly pay range for this position is $39.00 - $42.00 . Benefits are provided in accordance with the location's Collective Bargaining Agreement. Work Hours

Key Purpose The Building Engineer is responsible for Operation, Replacement, Repair and Maintenance of building related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other building mechanical systems. Work involves the lifting of heavy mechanical equipment and apparatus, and may be performed in areas of extreme heat, cold, and/or noise. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Ensure all preventive maintenance is completed and necessary repair are always made. Ensures that work area/plant is always clean, safe, and that managed/generated utilities meet delivery specifications. Oversees contractors, routine and preventive maintenance work to ensure work is performed appropriately and in a safe manner. Communicates with ISS and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. The Building Engineer requires a Journeyman Craftsman skillset. - Understanding and able to troubleshoot office building emergency and fire systems
- Understanding and able to troubleshoot and maintain central plant systems and supporting equipment
- Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS)
- Able to troubleshoot/maintain/repair plumbing, Mechanical, minor electrical components/systems
- Able to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
- Able to produce a quality work product in a prompt, safe and efficient manner
- Ability to work without supervision and appropriately with multiple deadlines
- Maintain a good attendance record, including notification in the event of tardiness and absence
- For internal candidates, must constantly receive a "meets expectations" job performance review
- Ability to read, write, and communicate in English required
- Works and participates well as a team member
- Communicate well with others; clearly write and speak to clients, superiors, coworkers

- HS Diploma or greater
- Minimum of five (5) years of experience in the operation & maintenance of building systems, HVAC, mechanical, plumbing, electrical, and/or control systems.
- Experience with customer line of business
- Experience with customer building type(s)
- Required certification in location applicable disciplines, including HVAC, Mechanical, Electrical, Hydraulics, Plumbing, or Automation/Controls - Formal OEM or employer training, Trade School, apprenticeship program, etc., or combination thereof
- Universal EPA Certification (required for HVAC)
- State or recognized AHJ license (required for Electrician)
- Ability to read, write, and communicate in English required
- Works and participates well as a team member
- Communicate well with others; clearly write and speak to clients, superiors, coworkers
- Good organization skills; disciplined approach to daily activities; takes a sense of pride in all aspects of the job

- Journeyman level craftsman in HVAC, Electrical, Hydraulics, Plumbing, or Automation/Controls disciplines
- Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
- Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems
- Experience & proven ability to safely secure hydronic and electrical systems for maintenance
- Experience & proven ability to Braze/Solder copper pie, thread black pipe
- Basic carpentry skills.
- Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators
- Familiarity of general building systems i.e. vertical lift equipment, overhead doors.
- Ability to write, execute written and oral instructions and perform arithmetic calculations.
- Strong knowledge of safe work practices and procedures typical for maintenance operations
- Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
- Safely and skillfully use all types of related hand and power tools
- Completes HS&E training as scheduled
- Follows HS&E procedures
- Demonstrates safe work practices
- Exhibits HS&E best practice culture
- Reports unacceptable HS&E conditions immediately
- Performs/Direct TS operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, plumbing, and life safety systems
- Perform/Direct TS Preventive Maintenance Work orders from PM Calendar
- Routine and preventive maintenance duties including filter changes, lubrication, control and performance check. Replace bearings, motors, and dampers
- Works closely with the "Manager" to optimize the Preventative Maintenance Program
- Responds to trouble calls; works closely with Operations to ensure efficient operations; maintaining records, logs and files as required
- Perform scheduled rounds and readings on plant systems/assets
- Ensures maintenance is executed according to established standards
- Identify deficiencies through regular and thorough inspection of facility equipment and systems
- Diagnose, locate the cause of, and repair malfunctioning systems and components using test equipment
- Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required
- Monitors operation, adjusts and maintains facility equipment and systems, records readings as necessary to ensure proper operation of equipment and systems, and notifies appropriate parties of any problems or malfunctions
- Follows through on maintenance needs and deficiencies as appropriate
- Install, test, maintain, troubleshoot and repair equipment and subcomponents
- Repair restroom fixtures, sweat/braze copper pipe, thread black pipe
- Drain & "safe off" systems to facilitate repairs.
- Perform minor carpentry tasks, replace ceiling tiles, repair or replace door hardware, locks, panic bars etc.
- Perform minor electrical tasks to include bulb and ballast replacement
- Clean coils in air handling units and convectors to maintain optimum heat exchange
- Assemble, install, repair, and maintain chilled and hot water systems
- Routine operation and inspection of emergency generator and associated components
- Inspect mechanical, electrical systems, trace electrical circuits, operate switchgear, record inspections, and write reports to Supervisors
- Light troubleshooting and maintenance of PLC, Variable Frequency Drives, motor control, and BAS/EMS/Lighting Control systems
- Assists other Mechanics, Electricians, and Operators with major repairs and maintenance of facility equipment
- Ensures regulatory compliance associated with in scope TS services
- Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams
- Operates support equipment including forklift, cranes, pay loaders, and moving vehicles
- Maintains tools and orders supplies as required for installation and repairs
- Complies with departmental policy for safe storage, usage and disposal of hazardous materials
- Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)
- Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment
- Supports customer satisfaction processes by ensuring customers are informed about the status of their request in a timely and accurate manner
- Maintains operation and maintenance manuals for all equipment. Record all tests, scans and inspections as directed
- Maintains all tests, logs and manuals in an efficiently organized manner
- Ensures accurate and timely documentation
- Follows good hood housekeeping standards
- Perform any additional duties on an as "required" basis where such duties are within the scope of contractual obligations
- Communicates with ISS and Customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders.
- Operate, Monitor, Adjust, Maintain facility assets/systems and associated Control Systems
- Maintain CMMS system records, logbooks, required documentation
- Oversee work performed by outside contractors
- Requisition necessary material to complete required repairs
- Perform applicable administrative duties...Payroll, HR, training, etc.
- Must be able physically perform all operations and maintenance on site
- Must be physically able to wear required PPE while executing work
- Must be able to lift heavy objects (up to 70 lbs.), climb ladders, work on feet for long periods, work in the cold, heat, noisy, and confined space environments
- Significant work is performed inside central plant space, within mechanical/electrical rooms, and/or on rooftops
- Periodic noise, heat, and cold exposure
- Some confined space work required
- Some work in common office areas
