PROPERTY ACCOUNTANT/ANALYST

We are looking for a Property Accountant / Analyst to join our corporate office in Mission Viejo, CA. Position Summary The Property Accountant / Analyst supports the financial operations of a portfolio of commercial properties, with a focus on CAM reconciliations, budgeting support, and financial reporting. Working closely with property managers and accounting leadership, this role ensures accurate expense tracking, tenant billing, and timely reporting - an ideal fit for a detail-oriented accountant eager to deepen their expertise in commercial real estate. Key Responsibilities
- Assist in property takeovers and in compiling data
- Prepare annual CAM reconciliations
- Assist with preparation of annual operating budgets
- Update and maintain budget tracking models
- Support responses to tenant questions regarding CAM charges
- Review lease abstracts for key financial terms:
- Support quarterly forecast updates
- Assist with tenant billing reviews and adjustments
- Assist with preparation and review of monthly property financial statements
- Help coordinate month-end close process
- Prepare supporting schedules for budget vs. actual analysis
- Reconcile estimated vs. actual expenses
- Compile backup and support schedules for tenant billing
- Analyze expense trends and flag variances
- Track operating expenses and ensure proper classification
- Assist with vendor payment tracking and reporting
- 1-4 years of experience in property accounting, real estate accounting OR general accounting with real estate exposure.
- Bachelor's degree in Accounting, Finance, or related field (preferred).
- Familiarity with property management software; Yardi, MRI, AppFolio, Resman, One Site or similar (preferred).
- Strong Excel skills (basic formulas, lookups, data organization)
- Strong attention to detail
- Organized and process-oriented
- Ability to follow established procedures and meet deadlines
- Willingness to learn CAM structures and lease economics
