We are a property management firm based in Los Angeles, offering flexible, fully furnished rooms in shared homes and apartment buildings. We are looking for a Live-In Community Manager to be our eyes, ears, and hands on the ground, someone who lives in the community they run and takes real ownership of how it feels to live there.

About the Role:

This is a live-in position. You will occupy one of our coliving units at a discounted rent and serve as the primary onsite point of contact for residents. Day to day, you will run the operations of your property and nearby sites: leasing and tours, move-ins and move-outs, resident issues, vendor and maintenance coordination, and light supervision of the porters and technicians working across your properties.

The right person is organized, unflappable, and genuinely likes people. You will be the reason a house of ten strangers feels like a functioning community instead of a hallway of closed doors.

What You'll Do:

• Serve as the onsite manager and first point of contact for residents across your assigned properties.
• Conduct tours, screen prospects, prepare and execute leases, and drive occupancy.
• Manage move-ins and move-outs end to end: inspections, key handoffs, unit turns, and deposit documentation.
• Handle resident relations; Questions, roommate conflicts, house rules, noise and cleanliness issues — with fairness and good judgment.
• Coordinate maintenance requests from intake through completion; escalate larger repairs to the field operations team.
• Schedule, direct, and quality-check vendors (cleaning, pest, landscaping, trash, repairs).
• Provide day-to-day direction and light supervision to porters and maintenance technicians assigned to your properties, and verify work is completed to standard.
• Walk properties regularly and report safety, habitability, and deferred-maintenance issues.
• Follow up on rent payments and delinquencies alongside the accounting team.
• Organize occasional community events and keep common areas welcoming and functional.
• Maintain accurate records in our property management system and submit regular occupancy and operations reports.
• Respond to after-hours emergencies (lockouts, leaks, safety issues) as the onsite resident manager.

What We're Looking For:

• 2+ years in property management, coliving, hospitality, student housing, or a comparable resident-facing operations role.
• Willingness and ability to live onsite in one of our coliving units. This is a requirement of the role.
• Comfort directing vendors and junior staff; prior supervisory experience is a plus.
• Strong written and verbal communication; you can de-escalate a roommate dispute and write a clear incident report the same afternoon.
• Basic maintenance literacy — you can identify a running toilet, a tripped breaker, or a leak, and know when to call a pro.
• Highly organized and self-directed; you do not need someone checking your task list.
• Proficiency with property management software (AppFolio, Yardi, or similar) and standard office tools.
• Valid California driver's license and reliable transportation to travel between nearby properties.
• Must pass a background check.
• Bilingual English/Spanish is a plus.

Compensation & Benefits

• $20.00 per hour, full-time (40 hours per week), with overtime paid as required by California law.
• Discounted rent on a furnished coliving unit at one of our properties, under a separate written agreement; details discussed during the interview process.
• Utilities and internet included in your unit.
• A hands-on role with real ownership and a direct line to leadership.

Schedule:

Full-time, with a regular weekly schedule that includes some evening and weekend availability. As the live-in manager, you will be the designated contact for after-hours emergencies at your property.
