The role CoStar delivers real-time, verified commercial real estate data that helps clients confidently spot great opportunities and make smart choices ahead of competitors. By combining the power of CoStar's independent research organization the industry's largest with global data delivery, software, and application solutions, clients can act on opportunities with confidence.
As a Lease Comp Researcher, you will leverage your real-world experience with lease abstraction and/or document analysis to provide critical insights into the commercial real estate landscape. You will review complex lease agreements and amendments, abstract data points, and contribute to the development of advanced analytics tools and data used by clients and stakeholders. CoStar will provide comprehensive onboarding, ongoing training, and mentorship to ensure you feel confident working with our systems, processes, and expectations. This position is in office Monday through Friday.
Responsibility:
- Review and interpret detailed commercial lease documents, including amendments and related legal documents.
- Abstract critical lease data such as base rent, commencement and expiration dates, CAM charges, escalations, renewal options, and tenant improvements.
- Resolve data discrepancies through detailed cross-referencing and stakeholder collaboration.
- Maintain a high level of data quality and compliance within CoStar's proprietary systems.
- Act as a subject matter expert for process improvement and data accuracy initiatives.
- Support junior team members through informal mentorship and knowledge sharing.
- Assist in identifying and implementing process improvements to enhance efficiency and data quality.
- Maintain privacy and discretion with all data extracted from leases.
Basic Qualifications:
- A proven track record of commitment to prior employers.
- Bachelor's degree from an accredited, not-for-profit university or college.
- 25 years of experience in lease abstraction, lease administration, or legal document review.
- Proficiency in Microsoft Excel and database systems.
- Demonstrated understanding of commercial lease structures and accounting implications.
- Strong analytical, problem-solving, and communication skills.
Preferred Qualifications and Skills:
- Bachelor's degree in real estate, finance, accounting, or legal studies.
- Experience with lease accounting platforms or lease management systems.
- Demonstrated success working with performance metrics or KPIs.
- Experience working in fast-paced, data-driven environments.
