Luxury Residential Project ManagerWe are recruiting on behalf of established New York general contractors specializing in high-end residential construction - renovations and gut projects on apartments, townhouses and single-family homes across the city and the surrounding metro area. These are long-standing firms with reputations built on craftsmanship, repeat clients and well-run job sites rather than volume.The RoleYou will take direct ownership of luxury residential projects from preconstruction through closeout - the schedule, the budget, the quality and the client relationship. Current work includes projects up to $30 million.What You Will DoOwn assigned luxury residential projects end to end, from preconstruction through final closeout.Write and administer client and subcontractor contracts.Build and hold the project schedule and budget, and report on both.Run the buyout - scope, bid, level and award trade packages.Manage change orders, requisitions and monthly billing.Work daily with the owner, the architect and the design team.Direct and develop assistant project managers beneath you.What We Are Looking ForEight to ten years of construction experience, with at least six on high-end residential work for a general contractor or construction management firm.You have run projects yourself rather than assisted on them.Fluent with New York City construction - the trades, the approvals and the pace.Comfortable in front of demanding owners and their architects.Strong command of scheduling and project management software.Compensation And Benefits$120,000 - $165,000, depending on experience.Benefits vary by employer and are covered in full when we discuss the specific opportunity with you.
