Job Title: Project Manager - Commercial Construction
The Project Manager is responsible for planning, coordinating, and successfully delivering commercial construction projects from preconstruction through closeout. This role serves as the primary liaison between clients, subcontractors, vendors, field personnel, architects, engineers, and company leadership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards. The Project Manager consistently represents the company in a professional manner, fosters strong client relationships, and provides clear leadership throughout the entire project lifecycle.
Review project scope, budgets, drawings, specifications, and contract documents during preconstruction.
Prepare and distribute comprehensive bid packages to subcontractors and vendors.
Analyze and qualify subcontractor and vendor proposals to ensure alignment with project requirements.
Conduct project buyout activities and identify cost-saving opportunities while maintaining quality standards.
Select subcontractors and vendors based on project scope, qualifications, and performance history.
Review and negotiate subcontractor and vendor contracts to secure favorable and fair terms.
Issue Notices to Proceed and coordinate timely contract execution.
Procure materials and verify long-lead items to maintain and protect project schedules.
Develop and maintain detailed project schedules that reflect milestones, critical paths, and resource needs.
Coordinate manpower, materials, equipment, and deliveries to meet project schedules and proactively address potential schedule impacts.
Lead project handoff meetings with Superintendents to ensure full understanding of project scope, schedule, vendors, subcontractors, and contract requirements.
Manage assigned projects from mobilization through final completion, ensuring alignment with budget, schedule, and quality expectations.
Collaborate closely with owners, architects, engineers, consultants, superintendents, subcontractors, and vendors throughout the project.
Review construction drawings, specifications, and project documents for completeness, accuracy, and constructability.
Monitor subcontractor performance and ensure adherence to project requirements, safety standards, and quality expectations.
Lead problem-solving efforts related to delays, design issues, unforeseen conditions, and project conflicts.
Provide regular project updates and progress reports to clients and company leadership.
Ensure project quality standards are maintained and that all work meets specifications and client expectations.
Manage and maintain all project documentation, including RFIs, submittals, scope of work documents, change orders, meeting minutes, and project correspondence.
Clearly communicate contract requirements and technical information to project stakeholders.
Develop and manage project budgets and cost forecasts, tracking costs against estimates and schedules.
Monitor project financial performance and profitability, taking action to address variances.
Review subcontractor and vendor pay applications for accuracy and compliance with work completed.
Coordinate with Accounting and Project Coordinators on progress billings, schedule of values, final billings, cost tracking, and financial reporting.
Identify and mitigate financial risks throughout the project lifecycle.
Serve as a professional ambassador of the company and maintain a positive, solutions-focused image.
Build and maintain strong relationships with clients, subcontractors, vendors, and project partners.
Deliver exceptional customer service and communication, ensuring stakeholders are informed and engaged.
Provide leadership, mentorship, and direction to project teams, fostering accountability and performance.
Encourage and support collaboration among all project stakeholders to achieve project goals.
Complete all project closeout requirements and documentation accurately and on time.
Coordinate punch list completion and final inspections to achieve successful project turnover.
Manage closeout tracking and closeout spreadsheets to ensure all items are addressed.
Work with Project Coordinators to obtain and submit warranties, as-built documents, operation and maintenance manuals, final lien waivers, and final closeout packages.
Ensure timely project completion and high levels of client satisfaction.
Maintain accurate, organized, and timely project records for all phases of work.
Meet or exceed all project milestone dates through proactive scheduling and coordination.
Coordinate labor, materials, and deliveries to avoid delays and minimize disruptions.
Manage project costs effectively, maximize profitability, and identify opportunities for cost savings without compromising quality.
Maintain clear, professional, and timely communication with all project stakeholders.
Provide consistent updates on project status, risks, and proposed solutions.
Minimum 3-5 years of project management experience in commercial construction.
Strong understanding of commercial construction methods, materials, and sequencing.
Ability to read and interpret plans, specifications, contracts, and technical documents.
Proven experience managing budgets, schedules, subcontractors, and overall project financials.
Strong organizational and time management skills, with the ability to manage multiple priorities.
Demonstrated leadership and team management skills in a construction environment.
Ability to work effectively under deadlines and adapt to changing project needs.
Proficiency in Microsoft Office and construction management software.
Experience with estimation, construction management, and commercial construction projects.
Ability to perform site inspections and walk active construction sites safely.
Ability to travel to project sites as required and work in varying jobsite conditions.
Strong relationship-building skills with clients, subcontractors, vendors, and project partners.
Negotiation skills to secure favorable contract terms and resolve project challenges.
High attention to detail in reviewing documents, contracts, and financial information.

This role is based in an office environment with frequent visits to commercial construction project sites in and around the Kansas City area. The Project Manager works closely with field and office teams, leveraging construction management software and Microsoft Office to manage schedules, documentation, and financials. Site visits involve walking active construction areas, performing inspections, and coordinating with superintendents and subcontractors in varying weather and jobsite conditions. The position requires the ability to occasionally lift up to 25 pounds and to travel to project locations as needed. This is a Contract to Hire position based out of Shawnee, KS.
