Title Curative Paralegal

Job Type: Full-Time

We are seeking an experienced, proactive Title Curative Paralegal to join our legal team. The ideal candidate will possess deep expertise in resolving complex title defects and encumbrances related to residential real estate transactions and foreclosure proceedings.

This role requires a self-starter who thrives in a fast-paced environment, excels at managing competing priorities with a high sense of urgency, and possesses exceptional communication skills when collaborating with clients, lenders, title underwriters, and firm attorneys.

Key Responsibilities
Title Analysis & Issue Resolution: Review complex title commitments, title searches, abstracts, and court records to identify title defects, liens, clouds, probate matters, break in chain of title, or unreleased encumbrances.

Curative Action Execution: Formulate and execute strategies to cure title defects prior to foreclosure actions, sheriff sales, or real estate closings (e.g., drafting deeds, affidavits, lien releases, subordination agreements, and quiet title documentation).

Workload Prioritization & File Management: Independently manage and prioritize a high-volume pipeline of curative files, ensuring strict adherence to court deadlines, statutory timeframes, and client SLAs (Service Level Agreements).

Escalation Management: Recognize potential legal risks, irremediable title flaws, or complex litigation needs, proactively escalating files to attorney staff with clear, organized summary briefs.

Attorney & Team Support: Work directly alongside firm attorneys to assist with legal drafting, pre-foreclosure preparation, post-foreclosure title transfers, and closing file preparations.

Client & Third-Party Communication: Serve as a primary point of contact for clients, lenders, title agents, underwriters, and opposing counsel—providing clear, prompt, and professional updates on file statuses.

Qualifications & Experience
Self-Motivation & Initiative: Proven ability to work independently with minimal oversight, demonstrating strong problem-solving skills and operational urgency.

Communication: Outstanding written and verbal communication skills, with a track record of effective client management.

Software Proficiency: Experience with legal case management software, land records research databases, and standard office suites.

High Sense of Urgency: Ability to meet tight turnaround times without compromising accuracy or detail.

Organizational Skills: Excellent multi-tasking abilities in a deadline-driven practice.

Team Collaboration: Ability to build strong working relationships with attorneys, paralegals, and administrative staff.

Requirements
Experience: Minimum of 3-5 years of dedicated paralegal experience handling title curative, real estate closing, or foreclosure matters.

Education: High school diploma required; Bachelor’s degree or Paralegal Certificate preferred.

Technical Title Knowledge: Thorough understanding of title insurance policies, conveyancing, mortgage/lien priorities, foreclosure procedure, and public recording standards.
