Location: Fairfield, OH

Job type: Full-time

Pay: $15-$17.50/hr

Responsibilities:

Review title searches, commitments, legal descriptions, contracts, and transaction documents to identify title issues, liens, encumbrances, and clearance requirements.
Prepare and deliver title commitments, CPLs, preliminary closing disclosures, and supporting title documentation in compliance with company, underwriter, and regulatory requirements.
Coordinate with underwriters, attorneys, lenders, HOAs, vendors, and internal teams to facilitate timely title clearance and transaction progression.
Research public records and ownership history to verify title accuracy and resolve defects, liens, and other encumbrances.
Monitor assigned files from post-order entry through title clearance, ensuring accurate documentation, workflow updates, and adherence to deadlines.
Perform quality control reviews and maintain compliance with ALTA Best Practices, state regulations, and company procedures.
Provide exceptional customer service by proactively communicating updates, resolving issues, and supporting a positive transaction experience.
Requirements:
Minimum of 2 years of residential and commercial land title, title processing, title examination, or related real estate transaction experience preferred.
Strong understanding of title commitments, title clearance processes, liens, legal descriptions, and real estate closing procedures.
Ability to analyze title searches, contracts, lender instructions, and legal documents with a high level of accuracy and attention to detail.
Experience using title software, document management systems, and online research tools; Qualia experience is a plus.
Excellent organizational, multitasking, and prioritization skills with the ability to manage multiple transactions simultaneously.
Strong written and verbal communication skills with the ability to collaborate effectively with internal and external stakeholders.
Active Notary Public certification preferred, along with a commitment to maintaining industry knowledge and regulatory compliance.
