You'll help refine the standards, processes, and playbooks that the next wave of hires will inherit. You'll work directly with senior leadership, build relationships with clients you'd otherwise meet only in passing at a larger firm, and have a clear line of sight into how the business is run — and where it's going. As a Development Manager, you'll lead our clients' capital projects from due diligence through closeout. You'll be responsible for selecting design professionals, managing the design and permitting process, procuring general contractors, managing budget and schedule, and providing quality assurance across the full project lifecycle. The Development Manager typically reports to a Senior Development Manager, Development Director, or Partner, and is often supported by an Assistant Development Manager.

Project Leadership
Manage multiple capital improvement projects simultaneously, coordinating all aspects of design, permitting, budget, schedule, operational needs, client standards, sustainability requirements, QA/QC, tax credits, and other project-specific requirements.
Coordinate with the Architect, Contractor, Owner, and other team members to meet project objectives and resolve issues.
Document the status of the project, all meetings, and correspondence with all project team members.

Lead the procurement process for consultants and general contractor(s).
Review contractor proposals (Assumptions and Clarifications, Estimates, Organizational Charts, etc.) to evaluate fairness and completeness of scope relative to project objectives.
Lead the value engineering process alongside the General Contractor, Owner, and Design Team.
Develop and manage the overall CPM Master Development Schedule.
Manage procedures for handling contract changes, schedule changes, invoices, pay applications, change orders, and substitutions.

Support the Firm's Partners and Business Development manager with Business Development efforts in Greenville and surrounding markets.

5+ years of experience in construction project management, development management, or owner's representation.

• This is central to the role — our clients hire us because we communicate with clarity and conviction, and we expect every Development Manager to carry that standard.
• BS in Engineering, Construction Management, Architecture, Real Estate, or a closely related field preferred.
• Experience working with a Design-Build Contractor is a plus.
• Fluency in Microsoft Office (Outlook, Excel, Word, PowerPoint).
• Fluency in Microsoft Project; Strong analytical skills and a demonstrated track record of building relationships across organizational lines.
• In-depth understanding of the development process, including design management, permitting, and construction.
• Self-directed and highly motivated, with the judgment to operate with limited supervision.
