Preconstruction Manager/Estimator

Commercial Construction | Adaptive Reuse | Multifamily | Mixed-Use | Healthcare | Mission Critical About the Opportunity A rapidly growing Dallas/Fort Worth-based general contractor, design-build partner, and developer is expanding its Preconstruction Department and seeking an Estimator / Preconstruction Specialist. This is a strategic growth hire driven by an expanding backlog exceeding $200M, negotiated work, and continued expansion throughout Texas and neighboring markets. Current work includes high-rise adaptive reuse, multifamily, commercial, healthcare, industrial, and mission-critical projects. Position Summary The Estimator / Preconstruction Specialist will work directly with the Director of Preconstruction and executive leadership through every phase of preconstruction, including conceptual estimating, budgeting, quantity takeoffs, subcontractor procurement, value engineering, scope development, and project turnover. Responsibilities Prepare conceptual, schematic, DD, and GMP estimates. Perform quantity takeoffs and cost analysis. Develop bid packages and subcontractor scopes. Solicit and evaluate subcontractor proposals. Participate in constructability reviews and value engineering. Support owner presentations and design meetings. Coordinate project turnover with Operations. Maintain relationships with subcontractors, vendors, and design partners. Qualifications Approximately 3–5 years of commercial estimating/preconstruction experience. Experience with commercial, multifamily, mixed-use, healthcare, industrial, or adaptive reuse. Strong drawing interpretation and communication skills. Experience with Bluebeam, Procore, OST, BuildingConnected, or similar platforms preferred.
