Entitlements Manager

Overview Entitlements Manager – responsible for supervising and directing all aspects of entitlements for new residential communities, ensuring compliance with municipal requirements and approval processes for entitlements, plans, and permits. Responsibilities Manages and directs all aspects of obtaining entitlements, plan approvals, and permits for new residential communities, including entitlement documents, plans, maps, and agency presentations. Executes stringent community entitlement and development/construction schedules. Coordinates and incorporates input from division executives regarding site and architectural design. Obtains all required permits from local jurisdictions to support land development and home building operations. Coordinates with architects, engineers, landscape architects, soil and environmental engineers, and other consultants to prepare and submit required development applications and approvals. Manages entitlement contract work for services performed by outside consultants. Assists in due diligence efforts for potential land acquisitions. Provides support to the Operations Department. Schedules and supervises the activities of consultants and trade partners to ensure necessary approvals and adherence to community schedules. Serves as liaison between Lennar trade partners, consultants, and private, public, and quasi‑public agencies, resolving issues and exchanging information. Assists in processing plans or required paperwork for agency approvals, permits, or bond releases. Performs all other duties as assigned. Qualifications Minimum five (5) years of experience in community entitlement and home‑building processes; public agency experience preferred. High School Diploma or GED required; bachelor’s degree preferred in construction management, urban design, business, engineering, or related study. Valid driver’s license. Advanced skills in Microsoft Office Suite (Excel, PowerPoint, Word, etc.); Smart Sheet experience preferred. Excellent analytical and writing capabilities. Strong communication and interpersonal skills. Ability to meet multiple deadlines concurrently. Accepts constructive feedback. Team player. Physical & Office/Site Presence Requirements Regular, in‑person attendance at company communities/job sites and offices during regular work hours is essential. Ability to work more than eight hours per day as needed. Finger dexterity required to operate computer keyboard and calculator. Compensation & Benefits Base annual salary range: $80,807.43 – $126,178, adjustable based on qualifications, geographic pay differentials, and operational considerations. Potential eligibility for bonuses and commissions. Eligible for company benefits including health insurance, 401(k) with matching up to 5%, paid parental leave, and other standard benefits as outlined in company policy.
