Where You Will Work Our Dallas office is located at 2699 Howell Street, Suite 300, Dallas, TX 75204. AIR values relationships and the benefits from working side by side with teammates, therefore this position will be in-office 5 days a week to support the team. Please note: Recurring travel to properties throughout the region of responsibility required. Travel to national level meetings required. Job Summary The People Business Partner role is a creative business problem solver who is responsible for the development and delivery of innovative people solutions. The role executes the talent agenda in support of all business objectives and strategic direction of AIR Communities. This generalist position emphasizes onboarding, offboarding, team member relations, people operations, data maintenance, and leader coaching and development. This role partners with leaders, promotes culture and values, and provides innovative people decisions with a transparent approach. Essential Functions Build relationships with leaders and team members to offer thought leadership, people strategy, and execution in our fast-paced and growing business. Provide input and influence on strategic direction by serving as a trusted advisor to the various teams on a wide variety of issues. Work closely with management and team members to improve work relationships, build morale, increase productivity, and retention. Provide HR policy guidance and interpretation to the Senior Leadership Team. Partner with larger People team regarding complex organizational design changes. Act as a trusted advisor and credible source of information for leaders and team members. Support leaders with employee relations, employee development, performance improvement plans, terminations, documentation, and internal investigations. Support the talent acquisition process by preparing and modifying job descriptions, partnering with the recruiting team, and initiating or supporting the compensation market data analysis. Support the Risk Management team in processing workplace injuries, Worker’s Compensation administration, and reporting requirements. Manage onboarding and exit surveys, aggregate themes, and provide actionable recommendations to enhance the team member experience. Partner with People team to build and execute key development programs and initiatives, including people assessments and training. Partner with Learning and Development to build, enhance, and grow career pathing, planning, and development for team members. Support year-end compensation cycle, talent reviews, and promotions. Leverage analytics to review trends and help inform solutions, programs, and policies. Maintain knowledge of legal requirements related to day-to-day management, reducing legal risk and ensuring regulatory compliance. Qualifications Exceptional communication skills to present, discuss, and explain complex information to employees. Excellent client service skills and ability to partner with multiple, diverse stakeholders. Strong change management skills with the ability to drive organization, process, and technology change. Strong team player with ability to multi‑task and meet deadlines in a fast‑paced work environment. Superb analytical and problem‑solving skills. Outstanding verbal and written communication skills. Industry experience in real estate, preferably multifamily. Strong people management skills with high EQ. Ability to lead projects, including building timelines, communication plans, facilitating discussion with strong attention to detail. Ability to use data and analytics to address problems and make decisions to improve overall organizational health. Proficiency in all MS Office products and HRIS related software. Education Bachelor’s degree in business or related area. Minimum 5 years of generalist experience in Human Resources advising business units on all matters related to people and culture including employee relations, performance management, compensation, talent management and recruitment. Preferred HR Certification such as PHR, SPHR, SHRM‑CP or SHRM‑SCP. Expected base salary of $110,000–$150,000 plus annual bonus.
